We are just finalising our floor plan. I would love any feedback that people have to offer. Itβs our first build and there may be things that we havenβt thought of. A couple of specific things; I have been thinking a lot about our entry. Do you think it is worth doing coffered ceilings in the entry to perhaps put in a pendant light? The ceilings everywhere are 2.7 so I am imagining putting in coffered ceilings would then allow for approx 3m ceiling height in the entry. Also thinking about whether we put in an opening from the entry to what is labelled a home theatre. We are actually going to use the space as a home office/library so it would probably look quite nice being able to look in from the entry hall. However, if we donβt have an opening, we could use it as a home theatre down the track if we wanted to or if we sold in the future, the buyers might want to. Anyway would love any feedback that anyone has to offer! Unless you've got a mountain or something on that side, they're going to cook. Even with that verandah. What kind of block is it? I assume it's not a suburban style block? Do you have some kind of outlook or view you're trying to take advantage of? It's a fairly odd orientation otherwise. For your own comfort, and for your electricity bills, think about orientation first. Beds to the south, living to the north, utilities to the east and west. Yes, it's a semi-rural block. 2.5 acres with a building envelope of 32x25. We are going with a project home builder so can only make adjustments on what already exists with their floorplans. With that and where the driveway needs to go, this was the best I could do. Bedrooms 2-4 are currently southwest with living north and northeast. I did look at some other plans but nothing was perfect. One was close but then the master was full west and would have required a lot more cut and fill. Most of the garden is to the North and Northeast so currently the living spaces make the most of this. There are also some very, very large trees across the road, directly west which may help with the sun in those bedrooms. I'll definitely keep it in mind with our planting as well. The Laundry at the front is very odd to me Yeah, that one we knew wouldn't be everyone's up of tea. We usually use the dryer or an internal drying rack so we liked the idea of a big laundry/linen/mudroom where we could have a permanent drying rack set up. Also liked the idea of being able to easily dump dirty clothes, sports clothes, school bags straight from the car into the laundry on the way through to the house.
