These are the pit falls of building first. Yeah wall is on my property as I suspect I will be the lowest as not everyone is digging out as low as myself, I think mine had the biggest drop from front to back also. If I was to do it again I wouldn't have had the 3 split level like it is and just the 2. Hell I would have done the garage under the front of the house so I captured the view I would get, but wasn't sure if the budget would have accommodated it. But in hindsight these walls are probably costing me the same if not more than what that would have haha So I just have to build one anyway? I was thinking just to build one the height of the first tier like that back wall rather than the full height. Either that or just wait till they start building or something to then build one the exact height I need but means I won't have a fence this side for most of the time till they finally start building. I just don't really understand what happens if they end up digging out most of it like myself if I build the wall which if like the back wall is 1.7m or so. They end up with an ugly backing as they won't face both sides, also makes it harder for them to dig it out if they have to be careful not to break the wall etc. Re: Options for shared boundry line when build hasn't starte 4Sep 19, 2022 8:19 am If you can get a set of plans or atleast wait until you can get a set of plans for the neighbouring build until building you retaining than this will be the best option so get the appropriate height. If you cant wait then you build to your required height. The concerns you have regarding damage, finish etc are not yours. If the wall is damaged insurance pays this. If the neighbour dosnt like their side they can screen it. If they reduce the levels to a point that jeopardises the structural integrity of the existing wall they are required to provide the necessary support to reinstate the integrity or replace the wall. The latter is likely the cheapest option. Guess temp fencing is the best option of not wasting money, as I have already spent over $40k on retaining walls I don't really want to build one that doesn't need to be there.
