Browse Forums Building A New House 1 Sep 11, 2022 1:37 am Just curious, A fair number of posts make comment on getting a building inspection at various stages of construction (GOOD IDEA) or only at completion of the build (NOT SMART the damage is done! sorry I digress). A large number of builds are impacted by Bushfire Prone Areas and at the start of the project get a Bushfire report to provide a BAL Rating of the risk. The builder raises a variation to address the requirements to comply with AS3959 or NSW's PBP and Builds the dwelling/structure. They then simply issue a Form to the Building Surveyor/Certifier that they built compliantly for Bushfire. But.......DID THEY??? Have you thought of engaging a consultant to confirm the builder has actually built to the standards?? We are Expert Consultant's, and we are here to help. Re: Bushfire Attack Level Compliance 2Apr 01, 2024 8:42 am It is a fairly consistent issue with the building industry as a whole. We strongly believe that "As-Built Verification" should be required and approved by the consultants that provide these reports. Yes, it will increase the cost of the project to the client somewhat, however it ensures they are getting a code compliant home, and, what they paid for. We see this issue a lot with Home Energy Efficiency Assessments (NatHERS), specific insulation will be required and it's often either not installed or to the correct R value. With Bushfire Attack Level (BAL) we show how the entire standard applies to the design to minimise discrepancies and form a contractual obligation for the builder.
