The builder and digger were back onsite today to dig the strip footing for the front of the garage (suspended floor). Tomorrow the concrete will be delivered to fill the footing. This has been delayed almost 2 months now, which is disappointing, so we're looking forward to a good start and some fast quality work! Re: Building with Tru Built - Sunshine Coast 24Nov 23, 2022 5:11 pm Construction Day 12 (Week 15): 23 November 2022 After some further delays with the carpenters (re-assigned to another job as the delivery of the wood was delayed), Correct Carpentry arrived today to begin work on the house. It looks like they've cut off all the poles to the correct height, notched many of them for the joists / braces, and got the strip footing ready. In total the carpenters arriving has been delayed by 2 months. The delivery of gravel was delayed a few hours, but arrived in the end. We had to place the tanks closer to the house than I had anticipated due to the slope of the land, but we left about a 1m clearance so you could walk between the house and the tanks. The top of the tanks is still below the ground floor floor-level. Once the tanks have filled with a little rain water to weigh them down, Dion will come back and finish the batter and packing them in. Some work appears to have been done on Friday before the rain returns. Monday progress seems to have been good. Framing of the suspended floor completed for Ground Floor. Suspended floor in the triple garage now complete. Just part of the Master Suite remaining to be done. It was great to be able to walk the floor and get a good feel for the rooms, finished floor level, views. Base-stage invoice has come through from the builder ($200K), and we've got the independent building inspector booked in for tomorrow. Photo 1: Standing in the Master Suite, you can just see the balcony on the left. In front the front verandah on the right, with Studio > Stairs > Living > Kitchen. Overall a great result, with only one observation raised (some sizable cracks in one of the poles) for the builder to check with the engineer to see if they want to strap it. A delivery of wood has arrived, I assume for the walls. A few storms predicted for Tuesday, otherwise good conditions are forecast. Christmas shutdown starts on Thursday 22nd for 3.5 weeks. The carpenters have outlined where all the interior and exterior walls will go in pencil. Hoping to see some walls starting to be formed up tomorrow! It does create some obstacles to using the under-house for storage / workshop space, but I'm hoping it won't be a big issue. Great to see the 9 foot ceilings and the size of the window openings. I spotted an error in the hallway wall placement and was able to get on to the builder in time, he agreed it was incorrect. No work done on Friday, disappointingly, Builder has advised that the carpenters were sent to another site to set the poles for a new construction. Hoping we can get all the Ground floor walls framed before the Christmas shutdown. Great view and location! Thanks Budapest! When you say prefab are you referring to the walls? I wasn't onsite at the time, but looking at the building materials around, I assume the carpenters have built these by hand. The roof trusses are prefab though. No progress Friday (Builder advised they had to work on another site for the day) and Tuesday (Builder not sure what happened). Looks like Carpenters are on Christmas shutdown now and back on 9 January, which is a different timing to the builders. Happy new year everyone, I hope you had an enjoyable festive season! Work re-commenced on Wednesday this week with the steel beams going up above the 3 large stacker doors on the living room, the beam across the double garage and some structural paneling to various sections. Thursday saw work largely completed on the First Floor joists, and I can see the sub-flooring has been delivered as well. The error I noticed in the Butler's Pantry window arrangement has been rectified. Depending on how tall the house under construction one house down (visible in this photo) gets, I should maintain uninterrupted views. After some good progress post-Xmas on Tue, 11th and Wed, 12th of January, the builder has advised that due to rain on Mon, 16th Jan and again on Tue, 17th, they made a decision to re-task the carpenters to another site that had indoor work to do. This was communicated as being a 3 day job, and they'd be back on Friday, 20th Jan. Due to delays this was then moved to back on Tuesday, 24th Jan, and today they've called to say they are delayed again and now not back until 'next week'. I'll post again once work resumes.
