Browse Forums Building A New House 1 Aug 07, 2022 6:15 pm So appears I didn't do my homework enough when building, 18 months after moving in I get a letter from the council saying they are yet to receive the certificate of final inspection - Form 12. We made the final payment to the builder just after handover 18 months ago thinking that was it.. The builder is dragging their feet in completing the works required, does anyone have any advice? Is there any recourse to the builder if they don't get this done in time? We have the option to extend the building permit but feel that might just cause them to stall again. Cheers all. Yep, non compliance is becoming a billion$ industry, some may say the councils cashing in with more fees and charges and builders are getting off lightly Unfortunately home/property owners always get stung with the charges. Seems there would also be money in setting up a service of people who fight for the customer, but without any enforcement or ramifications for the councils / builders the cycle will continue. What is the nature of items that require completion? You can talk to the council building surveyor and ask for guidance and assistance, if you ask nicely they will help. Talk to builders licensing authority and ask if you can initiate disciplinary action. That should prod the builder into action. Hopefully just the weep hole covers, they've been instructed by the surveyor to remove the plastic ones currently installed for which I'll have to confirm why, potentially not compliant with our BAL rating being close to fairly dense reserve. Thanks for the advice, I'll be sure to use them if doesn't look like they will meet the deadline. Sure hope you had other build stage inspections/.certifications, photos and cross check the Code/Engineering details, which are out of view and often forgotten. Funny thing about insurance companies... non compliance means increased fees, reduced damages pay-outs, compromised repairs/rebuilds, Finally NO INSURANCE FOR YOU OT, Engineers get paid to analyse worse case scenarios, optimise builds, etc with data /proofs.. Bloody mess, surveyor tells me they have tried to write a stat dec but they won't accept this for the whole house lol. Might get a new paint job if they start taking walls down to inspect... Maybe, But these days we use Wall and Floor scanners LOL, no free paint jobs Also be mindful, if the surveyor makes the wrong call then the builder will try to stick the repair costs onto you.
