I'm extremely disapointed at what has gone on so far, with a series of problems that seem to be systematic of poor project management and attention to quality. We are nearly at lockup stage, I say nearly it should have happened long ago. We have had some issues, but we haven't found anything major yet. The biggest problem we have with them in communication. Its non existent. They never contact you to tell you how things are going, you have to keep getting on to them and often they just give you a few snippets of info. Usually when we ask for specific shecduled dates for things we'll just get the usually speil like handover is expected within 10-12 weeks of the previous stage etc. They don't like promosing anything because that way they have no promises to keep. They give you a client liason officer and your not allowed to speak to the supervisor, this is really annoying because the CLO has very little clue about whats going on. Had some real communication problems with them in the past. Generally I get the feeling that they have too many builds going on and the supervisor cant keep track of them all. It might explain why things have moved along so slowly for us. It took forever to get build approval, the slab went down in a reasonable amount of time after this, then we waited forever for them to find some brickies to start work. There were lots of weather excuses that just didn't wash. Again they just state the letter of the law with us and say well it drizzled with rain so many times so you can't count those days etc etc. Once we finally wrote a formal letter of complaint, some brickies turned up the next day. They weren't the best and took about 5 weeks to brick the 1 storey house. Since then things have started to happen, but although the trades work quickly when we have them, there is often a week or more where no trades turn up to do anything. We are still waiting on windows, despite the fact the house has been fully plastered for a while and cornices installed etc. Not good leaving the white plaster fully exposed to the elements! We are told they'll be there within the next couple of weeks. Despite the fact that there is a scott park home being built a street away from us, they started long long after us but are already further ahead and have had windows in for weeks. Other building companies around us have been putting there houses up much quicker. We signed the contract back on Australia Day 26th Jan and are still weeks away from lockup. We spent as hell of a lot of money on this 1 storey house and expected quicker builder time. We originally hoped xmas but march seems more likely Summary - Poor Communications - They generally get back to your queries quickly but often with no useful information or thin excuses and lack of knowledge - Problems with variations have been resolved without problems - Haven't noticed any problems with workmanship yet, though I opted not to have an independednt inspection due to cost so who knows. - Slow build time Lloyd Re: BUILDING IN PERTH WITH SCOTT PARK HOMES 3Nov 02, 2008 1:08 pm Frank,

We maintained a high level of surveillance and consulted a third party subject matter expert whenever we thought there was a problem. I was a bit miffed at SPH when they seemed to suggest we report many more problems than usual because of this. Whatever way you look at it, if the standards are met there wouldn't be any issue, because we bare not asking them to do anything outside meeting contract conditions. We are yet to reconcile earthworks costs even though they are complete and have the sub-contractors invoice. While they claim we will recieve the amount due, we remain suspicious about why they have failed to properly address this despite requests to do so. Poor supervision is our biggest issue, along with the communications problem. Another builder has indicated their supervisors are only able to properly manage 20 projects at a time. I haven't asked about SPH's project allocation. We have initial handover inspection suposedly in two weeks and out check list (i.e. problems) has 29 items listed to date (with two major non-compliances to be sorted). I am yet to find a WA builder that hasn't had any complaints made against them!

sorry to hear about your problems. My partner and I are currently building in Perth with a small builder and have also had issues. Have you tried withholding progress payments? Currently we have a couple of issues found by our independant inspector. We recieved a progress payment invoice but have not paid as the work has not been completed to standard. Communication is also terrible. Trying to deal with someone in the office who doesnt really know your project in the field can be very frustrating trying to get information. Good luck!! Both did not comply with the aust standard. One of the main contributing factors in getting my problems sorted was i DEMANDED to meet with the director of the company. PM if you want his details.
