Browse Forums Building A New House 1 Jun 29, 2022 5:31 pm Hi all. Just wondering where we might stand on this issue. We have been in our new home just under 4 years. We have had water enter the home on numerous occasions in that time - we live on the coast so we have had some extreme east coast lows and we occasionally get winds above 100km/hr. The builders have been great in repairing damage and attempting to fix the problem but after the last rain event they’ve basically thrown their hands up in the air, said the house is built to code, there is nothing more they can do and that they don’t control the weather. They said any further alterations to stop water coming in will be at our cost. Does this sound right? Cheers in advance! Re: Water leaks in new build after 4 years 2Jun 29, 2022 6:04 pm Without knowing all the pertinent details as to what they've investigated and what they've fixed, my first reaction is that if the place was 'built to code', then water would not still be entering. Sounds like you need to work out exactly where and how water keeps entering your property. Sounds like you need to work out exactly where and how water keeps entering your property. That was my exact initial reaction and this is what we are going to go back to them with - but they will probably come at us with legal jargon and I was wanting some feedback on where we might stand. Thanks for this, I feel better about our initial reaction. I definitely don’t think water entering the property qualifies as being built to code 🤦🏻♀️ Re: Water leaks in new build after 4 years 4Jun 29, 2022 8:36 pm If it's not builders responsibility and they have built it well, then most others in your area would be the same with similar problems. U need another qualified set of eyes whom might just spot the obvious and or not hide anything for fear of high cost to fix. None of the other new builds either side of us or across the road are experiencing these problems so I will definitely mention that to the builder. Thank you If the build keeps returning, thats a plus!! but it would also suggest he doesnt know what his looking for, an independent inspector should have fresh eyes on the issue.
