Nothing of great concern in the photos but if you have a lower roof are you able to post some photos of the flashings? you can trim that sarking back yourself in line with the roof tiles so you dont have to see it. So roof sarking was a upgrade and had to pay approx $3k more. With roof sarking any thing needs to be done. I read on forums that whirlybird is must and sarking must be installed with anti-ponding boards but builder didn't mention anything about these. Any advice or thoughts? Worried if not installed properly then sarking may cause problems than any benefits. Hi @ashington Homes Simoen, tagging you here as you might have some suggestions. thanks all. First of all, I have been under the impression that roof sarking is mandatory under the BCA. Is it a victorian thing to make it an optional extra? I need to go and check the BCA now. Will be back Simeon Edit: okay checked, it is only mandatory for roofs with rafters longer than 6m. However I would question the quality of your builder if they aren't doing it as standard. We do all roofs and walls and it costs around $2,000, Super cheap for the benefits you get. I keep forgetting how some builders cut corners. Not sure why I do that. Re: Roof tile question 11Jun 29, 2022 3:51 pm Thanks Simeon. Builders proposal includes sisalation and sarking based on the energy report or bush fire requirements. I am not in bush fire and energy report has achieved over 6 with no mention of sarking. So when clarified, builder said it can be added with the cost. I got no idea on rafters length as can't interpret structural engineering properly. I read in forums other people paying for roof sarking so I also upgraded. Any comment on whirlybird and anti-ponding boards please? Will whirlybird installation damage the sarking and in cold days of melbourne, rather retaining the warm air, it will keep the roof cool, so is it good or bad? Any problems/issue if no whirlybird with sakring in tiled roof? any thought on installing whirlybird after hand over? Also thinking to have solar installed in future, will that also damage the sarking? Thanks. Re: Roof tile question 12Jun 29, 2022 9:03 pm newdev Thanks Simeon. The sarking can be cut to fit your whirlybirds and then taped back up.
