We've looked at a lot of display homes in the various display villages and although we really likes one of the plans/builders, they unfortunately only do green fields and won't touch knockdown rebuilds. Now we're looking at semi-custom builders such as Carter Grange, Hallbury and Singh Homes. Would be interested in the community's thoughts/feedback regarding these builders, or if there are other builders in this range to check out. Cheers! Hi, We're KDRB in SE Melbourne also, and looked at both CG and Hallbury. We also looked at Thomas Archer. We ended up going with Semore Homes - and so far we are happy with the decision. I think it will depend on what aspects are important to you. For example, Semore is more cost-effective than the others on the list we had, but significantly slower at moving through the process. We're OK with that, but it would not suite someone with a stricter timeline. Happy to discuss more - you can PM if you like. We've moved walls, had framing changed to accommodate custom size windows. Nothing was too difficult for them to do. I hear good things about Thomas Archer from people i know who've built with them too. Love Hallbury designs. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. We might revisit them for an additional comparison. They have a dedicated KDRB dept and have been doing quite a few of them. Their pricing is a little higher than most volume builders, but their value prop has always been accurate upfront pricing. So far I've not heard of any clients being stung with price variations or increases as a result of any of the drama ongoing in the industry. Hi MrBlack, We are also in the same process (KDRB) and have so far talked to Glenvill, Mazzei and InForm. Have you looked at them and what were your thoughts? Keen to know what you found of other builders ie Hallbury, TA. Could I PM you? Building is such a headache at the moment. Yep, more than happy to PM. It's great to have someone to bounce ideas and thoughts with. I have looked at Glenvill but they are slightly over our budget. So far Carter Grange seems to have the most amount of predesigned plans and flexibility. They aren't a volume builder (they quoted that they do about 130 homes a year) Their pricing is pretty good. I put an enquiry in with Semore (as per reference from @SJT76) and just waiting on their reply. S We've also landed with moving forward with Semore Homes and are in the early design process. After a few design sessions are also happy with the process and results to date. We are currently considering Thomas Archer & Glenvill Homes so quite keen to hear any thoughts / interactions on them specifically. There are a lot of TA threads in this forum but not many on Glenvill (seems strange?). Especially considering Glenvill has been around for longer, and looks to have won heaps of awards as well. So I'm trying to get a feel of why. Price wise they seem broadly the same (maybe Glenvill is slightly higher). Custom process seems more 'fluid' and 'unlimited' with Glenvill though. The reason why you don't have many Glenvill threads is because their collections range has only been on the market for 12-24 months, whilst TA's expression series which most of the TA threads are about (albeit heavily modified) has been a product offering for much longer. Whilst Glenvill has been in the industry a lot longer, their builds historically have been full custom and at a different price point. There are limited threads on TA's full custom offering and likewise not many (can't think of any) threads of Glenvill's.
