If not avoid going a standard Designer/Architect that does Fake Rendered images without certified Data as you have mentioned you'll come unstuck on analysing alternate construction/engineering data and costs. eg different coloured rendered images of the cladding isn't going to help, when you are told later that the construction/engineering costs have gone trough the roof A Design Engineer can then give you access to live trusted pricing data, which will assist in making a call on when and how to build,etc,etc 5 years on and my Engineering Bim build data is still the best on the net. You will need a site visit, contour survey and geotech/engineering report.. pick someone close by as an engineer may do multiple visits during your build. 2.Rough Sketch converted to a certified engineering bim 3D model with 1st Quantities, data/ proofs, etc Don't confuse Software certification with professional certification.. Software certification use means bugger all in Australia as we certify the professional not what software they use. 3.At the 1st stage you should be able to compare alternate methods, data, costs,etc 4. Firm up the contractual details and costs at the 2nd stage. 4. Monitor your build 3. 3rd stage allows for variations ,etc. but it may need to go back to council/cdc , eg changes in materials/methods due to shortages by variations to the CDs OT, I often get asked why ENGINEERS and not Architect/Designers? if it's not obvious, Engineers can do designs and are trusted as designers aren't licensed , Designers /Architects can't do the engineering and that's where home owners seem to come unstuck eg price gouging on engineering after you've signed up with a deposit. BTW you need the design, data and costs before you commit then get 3 builders to quote.
