When I pointed out to the builder There were bars missing from a concrete beam, When we checked his invoiced 60% of the large bars delivered weren't on site let alone installed. The kiwi steel fixers were taking reinforcement from one site to their other jobs. It's not always the builder that r!pps you off... but they are the ones that go broke taking the home owners down in the same process.... zzzlolly Why not rectify the issue now, when only the frame is up Don't worry mate, I am in a position to hold up jobs until rectification takes place. Structural issues are the domain of engineers. If I were to make the relevant building surveyor aware of these major defects, can he stop work until it is fixed? Would he even bother with frame overhanging slab by over 70mm? Re: Framing Stage Defects 16Jun 10, 2022 11:52 am StructuralBIMGuy zzzlolly So the builder would rather ignore the overhanging frame, which I assume is as structural issue, then fix it once the bricks and plaster is up? Since your're a structural guy, would you say 70mm frame bottom plate overhanging slab is something I should be worried about? What about 30mm for a 90mm width bottom plate? How concerned should I be about these defects Re: Framing Stage Defects 17Jun 10, 2022 12:22 pm Why don't you hire an engineer ($500) to do a site visit or you can hire a building inspector who in turn hires a building surveyor who then hires the engineer...that should cost you ($1500). The cheapest option would be to get the engineer to certify the appropriate details on the original drawings. Then there is no discussion on site if he doesn't follow what's been approved Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Framing Stage Defects 18Jun 10, 2022 12:27 pm StructuralBIMGuy zzzlolly Why not rectify the issue now, when only the frame is up LOL, You are picking low hanging fruit and missing the others that don't get picked up I was on site last week, inspecting a large concrete slab. Structural issues are the domain of engineers. Shouldn't all those stories be easier/simpler when using concrete mixed reinforcement such as HelixSteel? 1) You don't pay to steel fixers. 2) You get 25%+ stronger slabs due to 3D effect. 3) You save 20-25% on overall cost for reinforcement+steel fixing. Hi All, I engaged a tradie to install concrete retaining wall 600-800mm high over 32 meters in Victoria. Sleepers are 200*75*2000 mm installed over 17 steel posts.
