I've recently purchased land in Sunbury VIC to build my first home, set to title in July. Its an odd shaped corner block with a crippling 2m easement on the right side so finding a design has been difficult.
I've approached many mainstream builders and they've had very limited options as to what designs fit, and the ones that do are way out of budget or are not enough to accommodate my family. I know I made a huge mistake in not locking in anything last year when I put the deposit down. but I had a much lower budget then. Now it has gone up in recent months to a better amount but with the costs now I feel stuck.
With the current costs for construction going up as is, and with interest rates going up and house prices reportedly going down, should I still try and go for a builder now, or maybe wait until if the industry improves and building costs go down? My land contract says I need to have the slab down by the first year of the land titling so I'm thinking I don't have to have something down straightaway.
I've currently been in talks with Omnia Homes for their Sara 256 design. It will fit on the block fine, and is within budget, but I'm a bit wary to go with them as they don't have many reviews online and seem to be a fairly small builder, and don't even have display homes. Is it a huge risk to go with them as opposed to the big guys?
