wakeboardandy, were you in the back of an ambulance when you made it to RMH from Doreen in 30 mins? Takes me 20 mins to get from Doreen to Bundoora...and that's not peak hour! we bought our block for $259k and couldnt be happier. only 1k from the beach and we over look the Briars national park. got the block first because we loved the area. none of the blocks were much bigger than ours, so we were more than happy to purchase at that price. it did make finding a suitable house a bit difficult, but after visiting 100's of displays we finally settled on what we wanted and we couldnt be happier. hopefully the slab gets poured before christmas and then we can be in the early next year! Area wasn't known for its "winners" (present company excluded of course ). I didn't go to Area much... only when I was desperate. Much preferred to make the trip into the city. Oh I'm 35..... I didn't go to school out there though. I went to Forest Hill Secondary..... but I know lots of people your age that went to Heathmont High....... maybe I know you! I work in Preston as a Teacher.... I really like the school, but with all these new school's popping up in the new estates, I doubt travelling to work would be an issue, I could just apply for a job locally. Our family home is in South Morang and it takes me a good 30mins to get to Preston as it is, and im not one for being in the car for long amounts of time! My fiancee has a warehouse in Campbellfield. Cleishy, your definately right about the garage - alot said we can go lengthways, which we dont mind. Im thinking the boat and project car can go to the furtherst end, with our other two cars closest. But the fiancee said thats a no go, he wants a "work area" towards the furthest end, and the boat and project car closest, with our main cars outside. Ive always looked forward to the day I could park my car INSIDE the garage though! It also make it really hard with house designs - it means one side of the house would have hardly any windows... Im yet to come across a design that would work in our favour (Anyone have any suggestions??) Given this, what house orientation do you think would be favourable to us with a long garage down one side, and living areas and alfresco on the other? However I live in Kilsyth now and off peak I can get to spencer st station from here in 36 minutes with the new eastlink tunnel. Freeways make a big difference!! We sort of looked at houses and land at the same time, as we wanted to know what houses we liked and therefor what land we needed, but also what land we liked and what restrictions we had on the house design.
We bought an 18 x 36, and we are going to build a 4BM + study with a double garage, but the garage will have a double roller door at the back that will give us access to the backyard. Just gives us extra storage options in the future for a boat or trailer. We will end up with an 8m back yard and 5m side yard, with the backyard facing North. Oh, and I hear you with the wedding costs, we are getting married in Feb, what were we thinking buying land too?!?!?! Built with Bentley homes in Doreen All moved in Dec 2009 Now for the garden! So not really that much further when you look at it like that... Its harder to measure the depth of the block, but at least check that rear fence lines up with adjoining rear fences. (Obviously this applies to typical rectangular blocks). If you are buying on an estate measure between pegs, and if you can't see them, ride the developer like a jack russell on an ankle until you can.
In NSW its typical to get a Survey done prior to settlement. Stangely in Victoria a Survey is never mentioned. Have a quick check on here the recent issues people are having with easements and the like, then ask yourself is it silly to spend 500-1000 on a surveyor, when we are spending $???,000 on our land? But they all love my big block! Except for the Nar Nar Goonian, she has an acre. Yep, I've said it before, I do envy your MASSIVE block of land! Anything decent in any of those area's will cost a fortune. You could get 850m2 in a court in Diamond Creek for around $175k but its steep. Maybe u should start this way... 1) Budget - how much to spend??? 2) Preferred area - Do they have anything in your 1st suburb choice in your price range? 3) Rough idea of what type of house u want to build, so u know what type/size of block will suit u best - do they have any of these size blocks available 4 sale?
