I think if I did it again I'd buy the block first. We have altered the house to suit the block more perfectly. Jo I leave you to fend for yourself, figure things out yourself. Hang on, thats some delays! Its still 8 months away - shouldnt they finish two houses in that time I thought you'd still get FHOG aslong as you signed contracts before june 30? I bought it back in March and when I first bought, they said land settlement was in Jan/Feb 09, then it got pushed back to Feb/March 09, now April/May. If it gets pushed back anymore, i might not get the grant. I saw on 'sunrise' the other morning that once you've signed the building contract, you have to build within 6 months of signing the contract. Also, I'm not sure whether I will be eligible if my land settles after their specific date. All this uncertainty, I just need the grant to be legislated so I know for sure whether I get this new grant. Shocked Its still 8 months away - shouldnt they finish two houses in that time We 'expressed our interest' in our land in June (or July??) 07, were able to put a deposit on it in October 07, signed the contract for it in September 07 and FINALLY were able to settle on it in July 08. So, its been a loooonngggg process for us. It all depends how organised/professional your developer is I guess and if your land has been titled already. Hidden Valley. Even though it's further out, quicker to get to because it's straight up the Hume. Also it is on a city train line, this I personally believe, gives it a big advantage over Doreen and surrounding areas. And regardless of what you may think, everything is out there. Supermarkets, Primary and Secondary Schools and the High School is brand new and got a further funding boost recently for Stage 2. We looked all over Melbourne for land, from Cranbourne to Melton to Caroline Springs to Sunbury. For us, there was no comparison in value for money, lifestyle and facilities. I grew up in Kilsyth and Wallan is closer to the city. Plus Hidden Valley will always feel country. Only 900 lots on 1000 hectares. If you want space and room to move and value for money. There's no comparison. We paid $155k for 1639m2. You can get an acre for around 200k. 125k will get you around 1000m2. Plus M class slab and no rock. You will have fall across the land, but at least those site costs are buying you views. What's rock removal money buying? If you're looking around Doreen, just go out to Wallan, especially Hidden Valley, for a drive. You may not like it, but it's worth a look. Jo This is from my block looking across the estate. There are thousands of designs of homes.
As for the 4 car garage, a lot of estates wont allow it but you can sometimes get around it by disguising part of the garage as part of the home. Guidelines are all about the visual aspect, so if it looks like a double garage from the front often it will be passed by the design approval committees. I would check on that first though. I drove from doreen to city and it took me 30mins to get to royal melb hospital. From Wallan you would have to be driving at 130km to get there that quick.
I grew up in the country on a 250 acre dairy farm, but now I'm happy to just have a small block to look after and walk to parks. My parents are looking to move from regional Victoria and they certainly would prefer the block sizes at Wallan. Doreen would be quicker out of peak time... but I reckon because of the ease of the getting to the ringroad on the Hume, Wallan would be just as quick in peak time. I may be wrong, but Plenty Rd gets pretty congested doesn't it? I think any of us that don't have to use the Monash carpark are doing well though. That was the reason the south east was ruled out very quickly for me. I do like it around Doreen though. We just wanted that little bit bigger block I guess. Personally, I love the south east as I've been here all my life. But I must admit that the Monash is a nightmare, especially during peak hour. I live about 20km from the city atm and it takes me around 1 hour to get home most days. I agree with the others, it would be better to get the land first and then get the house to suit. If you found a house that you love, it might be harder to find the land to fit. I mean land starting at 220k for bayswater next to industrial area just doesn't make sense. So it was either cranbourne/pakenham or mernda/doreen area for us. Also I will probably end up working in the city so from Doreen I can either go via plenty rd to ring road or across to cragieburn and hume.

We've always been eastern suburbs, but the land (if you can find it) is just ridiculous. Wonderland, most of my friends are south east, 2 brothers in Cranbourne, friend in Nar Nar Goon, lots of friends in Berwick and surrounds. But they all love my big block! One morning I was there taking photos etc and all you could hear was the crashing and banging from the industrial estate and the smell from the factories was terrible. Lovely views but horrible neighbours.
Also rumour has it that the nearly 100 acre fibremaker site is open for tender for a large semi industrial to redevelop the site.
