Browse Forums Building A New House 1 Jun 02, 2022 11:19 am Hi All, We have paid an initial deposit of $1500 for a 42SQ - Bentleigh - double story house with Metricon, this was back in early Dec 2021, it was a promotion, we were told we will get our HIA contract with in 3-4 months, we are still waiting for colour selection (which is now scheduled for 3rd week of July), then another 5 weeks from there to get the HIA contract. As we were interested in the design and we have made some changes, structurally as well, we were satisfied that we are getting to build our dream home with in our budget However We are so confused and stressed out now, after the news about Metricon, we don't know what to do We have now started shopping around again with other builders to get quotes, but its not easy, prices are increased so much that, we don't think we can build a home what we want with all the quality inclusions We recently visited Henley display homes and got a quote for Sahara 42, which is bit more expensive than Metricon quote We really don't know what should we do Appreciate if any suggestions Re: Can we still go ahead with Metricon 2Jun 02, 2022 11:49 am is this even a serious question at this point? My advice is find another builder that isnt in the $hit so bad that it is splashed acros sthe media Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. Re: Can we still go ahead with Metricon 4Jun 02, 2022 1:16 pm strannik there's a good chance that when you get the HIA contract eventually, the price in it will be higher than what you have been quoted so far and then all bets are off as to whether it will progress to completion or the builder will go bust 18 months from now leaving you a half finished house Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Re: Can we still go ahead with Metricon 5Jun 02, 2022 7:43 pm Hi Rad, I will suggest that you wait till 3rd of July and see if it gets pushed forward, then you can lay all your worries to the sales rep. At this stage, there should not be anything to worry about as your preliminary stage hasn't gone too far. Re: Can we still go ahead with Metricon 6Jun 02, 2022 10:08 pm Thank you all for your input We were thinking of waiting until colour selection and see how it turns out, as we are not going to pay anything until then However we will be loosing time if we wait until end of August to see if it all goes well, meanwhile other builders keep increasing their prices, kind of catch 22 situation Also if everything works out well even with contract phase, we are not sure what to expect until the house is actually constructed. So many thoughts going on.. So many thoughts going on.. You've hit the nail on the head. If you wait, you will be worse off if you choose to leave later. If you stay you risk not getting a house built at all. Those don't look like great options. I dont understand why any sane person would not just walk away and not risk it. Re: Can we still go ahead with Metricon 8Jun 03, 2022 12:10 am Hi, Our situation is that our price is locked as per April '21 base price (it has already gone up by $70k). We have HIA contact in place and have made 1st payment of $25k. All approvals are in place and just need to give a go ahead to Metricon to start building. Any advise what should we do? So many thoughts going on.. You can run the process in parallel with a few builders. It might cost you few grand extra upfront but might save a bit of money in the long run Re: Can we still go ahead with Metricon 10Jun 03, 2022 9:02 am DeepBlue79 Hi, Our situation is that our price is locked as per April '21 base price (it has already gone up by $70k). Your locked in price is not really locked in. Metricon has been renegotiating contracts at higher prices with clients since March. https://www.afr.com/property/commercial ... 308-p5a2xa I doubt they will be able to build you a house based on prices from 18 months ago. The question is when will you get asked to renegotiate your contracts and will they be more than the 25k+, will you get slugged halfway through with a variation for 200k etc? So far I have not been approached for renegotiate the price and my understanding it that HIA contract does not allow that to happen. Does anyone have a different view or experience? Does anyone have a different view or experience? because you are too early in the process for you to have little choice but to accept or have it cost you more than its worth to go somewhere else. The HIA allows for parties to agree to a variation, which is how your contract would be renegotiated. the link i posted quotes Metricon themselves saying they've been renegotiating contracts. Its from the horses mouth. What more do you need? Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig.
