I do not have anyone that can do handy work at home so solely dependent on contractors so I would appreciate the advice keeping that factor in mind. Electrical plan - what is the cheapest and easiest plan? i.e. IS there a way I can get pre-wiring done and get an electrician to install lights, better power points, security system, door bell, flood lights, 5.1 for home theatre, switches, chandeliers, spot lights etc. later? What I should include in the pre-wiring in this case? Fly Screens - should I get them with a builder or cheaper later? Builder quoted approx. $1300 for whole house (no front door) Flooring - Builders standard inclusion is laminate flooring or carpet or tiles in the main area (ground floor minus the guest bedroom and wardrobe). For the stairs and top floor only option is to have a category 1 carpet. To upgrade to laminate flooring is minimum $6500. I am thinking of getting a category 2 flooring on the ground floor and carpet in the guest room (because I plan to use that as home theatre for the time being). I want a floors on stairs and top floor but don't want to spend right now. Should I go with the category 1 carpet and then install wooden flooring post handover or is it worth upgrading to floor now or should I upgrade the carpet to category 4 - or is it better to use category 1 carpet with a thick carpet pad? Waterfall shower - I have opted for the handheld shower upgrade but I want the waterfall shower head as well as handheld. Can I add it later using the same plumbing or do I need a different plumbing if i wanted to have a waterfall as well as hand held later? I will appreciate any advice/tips/ideas for any of the above or any other related to new build. TIA. Thanking in anticipation. Update Our electrical appointment went extremely well. MJH’s basic electric inclusions offered quite a lot of options and I was able to include sufficient downlighting/ points/switches and datapoints with a wiring for security system for well within my budget. We were very pleased. Hi, we have our appointment next week. Think we will get the Essential Home Solution package which sounds like what you got. I'm just not sure about the bathroom exhaust fans? They seem pretty expensive but it would be so convienient having them in from day 1! Hi, You can ask them to send you the standard electric plan in advance (if you haven't already done so).The plan will show how many exhaust fans are included based on your design. We had two included and opted for the pre-wiring for the remaining as it's cheap to get them from outside. I think the powder room with no windows and toilet had the exhaust fan included. In our case , the builder would not allow any other services on site until after handover so we paid for their data guy to rough in extra cables that were left in the walls / ceiling for future use.
