My neighbour to the left is building boundary to boundary and he has a 4.93m setback for the porch piers and 5.4m for the master bedroom wall. The design we have in mind considers a 4m setback so that we have at least 4m in the backyard. We wonder how likely is to get a dispensation for the set back so that we can still build at 4m setback. The reasons we have in mind for the application are: - Most of the houses in the street have 4m setback. - The neighbour to the left has his master bedroom wall on the boundary where we will have our garage. If we follow our neighbour setback, it will look weird as the neighbour's front wall will be in front of our garage. - The neighbour to the right is on a corner and it not facing the same street as us. The land is still empty. However when they build, they'll hace at 1.8m fence. So, a 5m or 5.4m setback in our house, we'll make us feel like we are hidden behind the walls of the neighbour to the left and the fence of the neighbour to the right. What do you think guys? When we deviated from our setback it changed us from a CDC to DA, but there didn't seem to be any issues. However, we did speak to all of our neighbours beforehand about our plans and considered their concerns which made everything quite smooth and quick. I hope we don't have that issue. We are building with the same builder as our neighbour. Maybe that can help to get the neighbour approval.
