All three builders saying don’t worry we build good slab reinforced etc. From what I can see from the forums a ‘reinforced slab’ will mean different things to different builders so how deep do I need to dig to figure out all the nuances. I have a family to feed and a full time job i don’t have time to figure everyth8ng out. It’s like trying to compare healt( insurance it spirals into complexity after a few gos. Simeon, thanks mate this helps guess I need to ask for more detail to understand the quality of build. But the language is obfuscating if you know what I mean I almost have to ask each one what they mean by ‘reinforced’ to understand how much concrete is poured how many site supervisors. Does the average Joe know to ask if the concrete is vibrated correctly? Prob not. Hence comes back to whether I can trust the builder to do the right thing by me and to price reasonbly and trust is more gut feels than spreadsheets unless you have the time to understand the lingo and baseline quantify Re: Cost of single storey build 22Jun 27, 2022 2:19 am Hey macx, I have been doing an OB in NSW for the last 6 months and I recently discovered a tradies' tool called quotingcentral.com.au to get ballpark estimates for all trades in my build. It is an Australia based estimation and quoting tool for tradies in the construction industry but they offer a free account so nothing stopping you from signing up get and getting some average prices from their database. Re: Cost of single storey build 23Jan 03, 2023 9:09 am Haven't posted to the thread for a while, but here's my update. Costs are slowly coming down from the builders shortlisted. I had mentioned being quoted $2000 per SQM from volume builder (Clarendon). Weren't particularly happy with that pricing so walked. Without lowering specifications or house size, we are now about to sign on at $1900 SQM. Not a massive difference, but we've decided to proceed with the build. The price does still seem out of step for a volume builder and what others are being quoted that we know of, but there are many upgrades added to the tender. We've gone high on PC items to minimise blow outs, but I guess we'll see how it goes. Also spoke quite a bit with Eden Brae. Both indicated supply chain issues no longer existed.
