There are still multiple stages to go through: 1) Base <-- We're here 2) Frame 3) Lockup/Enclose 4) Fixing 5) Practical completion I wonder if anyone got a 3rd party to inspect the site along each stage of the work? If there was anything wrong with it, its all covered in concrete.. Cost is usually around 5-700 per report. SOm places will give you a discount for multiple stages. Re: 3rd party inspector and evaluator 3Apr 19, 2022 4:56 pm I see, thanks noname yes, we did miss getting someone to help inspect the concrete however Metricon our builder engaged a 3rd party for a pre-slab inspection. Not sure if that's by law or just part of their building process. I guess since we've missed the concrete stage, we'll just have to finger cross and make sure everything is good. I guess there's no point to just go to the site and look at the concrete flooring now. Do you reckon we should now just wait for the following stages for inspection: - Frame: The house frame is substantially complete. - Lockup: The stage when the house external wall cladding, eaves lining and roof covering is substantially installed and windows/doors fixed. - Completion. https://www.jimsbuildinginspections.com.au/ I found Jims building, they seem to have good reviews. Re: 3rd party inspector and evaluator 6Apr 19, 2022 9:09 pm They (Metricon) haven't returned the vapour barrier up the face of the edge beam (black plastic under the slab). When Dirt is placed up against the edge beam water will transfer through the soil into the slab and be drawn up this will affect the bottom plate and the sharp edge for the carpet and the underlay = mould. 12-18months from now it will have started to affect. The BCA requires joins in the vapour barrier to be >200mm and taped. To achieve this you would have to expose the underside of the edge beam to create enough space to to meet the 200mm lap, this means the edge beam is not supported!. This is the only Deem-to-Satisfy solution for joining the vapour barrier. Painting blackjack on the slab face is a Performance Based Solution (PBS) and does not meet the BCA Performance Requirements, plus the PBS must be documented.
