The LPOD on my street kerb and no idea why need to modify stormwater system to have a detention pit. Can anyone guide me if i shall require a civil design for stormwater or just opt to builder idea below? nervous when i saw the note writing landscape and surface drain cannot be connected to the pit. The builder gave note below: Provide charged stormwater system due to inadequate fall over block to the legal point ofdischarge (LPOD) to included: 90mm painted PVC downpipes in lieu of Colorbond where connecting directly from gutter to ground level, 600mm x 600mm modification pit and exposed PVC snorkel pipe installed in front of / or adjacent to LPOD, Connection to Curb and Channel discharge point Includes a Performance Based Design Brief as a Performance Solution is required, by virtue of the theDeemed-to-satisfy installations standards being unachievable Note: Any landscaping or surface drainage will not be able to be connected to the modification pit or charged stormwater system. If the client wishes to do so, a Civil engineering design is required at the cost of the owner. This must be requested prior to contract signing so all associated costs and designs are included within the contract documentation. You don't have enough fall to get your stormwater to feed to the street via gravity 2. You need a charged system which is under constant pressure, so when it rains the new water goes into the system and pushes the old or existing water in your pipes out to the street. 3.The reason you cant connect future drainage to it is that when you cut the pipe you will start with a huge fountain in your yard and end up with a system that doesn't drain water. 4. The builder is going with a performance based solution which I assume is accepted by your local council and you can happily go with their system provided they are correct. Per your expertise, if i choose charged system (add a pit at my front yard), will be trouble for landscaping? my backyard boundary has a sewage discharge point, can connect to that point when do landscaping or basically landscape will not require drainage but discharge on the ground? thanks in advance. In Sydney each council has different stormwater policies and what you can do in one you cant do it another. For single dwellings if your house falls away from the street you have 3 options: 1. Get an easement over a neighbour's property 2. Use a charged system 3. Use an absorption pit/trench Happy to talk you through it if you call me tomorrow.
