Browse Forums Building A New House Re: Land in Doreen, Melbourne? 42Oct 23, 2008 1:33 pm Snake I love the land in Doreen, but Yan Yean Rd is just plain chocca's. My friend in Plenty told me that Vic Roads have acquired some substantial houses along this road, so that can turn it into dual carriages. Yan Yean Road is heaps better than Plenty Road. I currently live in South Morang and work in Greensborough. I will always go Yan Yean Road unless it is School Holidays. Going Plenty Road takes me at least 10 mins longer. Re: Land in Doreen, Melbourne? 43Oct 23, 2008 6:35 pm Here is some photos of Laurimar whilst I was there today... I forgot to take my camera so sorry for the crappy iphone photos
It is the first time I have been there on a weekday and boy was it busy.. I am used to going on Sundays when there is no workers there.. Below is the main town centre complex that will house the Safeway... http://i238.photobucket.com/albums/ff285/agardner5/IMG_0162.jpg Here is the School in construction due to open for term 1, 2009. It will be called Doreen North Primary School.. It is across the road from the safeway complex in the first photo. http://i238.photobucket.com/albums/ff285/agardner5/IMG_0161.jpg Here is one of the two MCG size sports field that are keeped green all year round with recycled water.. They are just behind the school. http://i238.photobucket.com/albums/ff285/agardner5/IMG_0158.jpg Just one of the many feature parks around the estate... http://i238.photobucket.com/albums/ff285/agardner5/IMG_0164.jpg And this picture is at the end of Hazel Glen Drv where they are clearing the land in preparation for the bridge across plenty river over to plenty rd.. The tree line in the distance is plenty rd.. http://i238.photobucket.com/albums/ff285/agardner5/IMG_0163.jpg Re: Land in Doreen, Melbourne? 44Oct 23, 2008 7:40 pm Wow, u have been busy! Not bad photos at all - in fact they are great! Nope, definately missed seeing that school when we were there...r u allowed into that development area off Flaxen Hills Rd? And haven't seen that park b4 either, looks nice, where abouts is that? Re: Land in Doreen, Melbourne? 45Oct 23, 2008 7:43 pm tilly Wow, u have been busy! And haven't seen that park b4 either, looks nice, where abouts is that? It has signs up saying please don't enter.. but I didn't see them.. although there has been parts open that you could get into for about the last month up further north on flaxen hills rd. I reckon by sunday they will open the road up as it is all asphalt now and the display homes will be officially open so they will want people to drive through there. The park is near the display village in the release called "The Briars" it is 200m down the road from my block.. and there will be a feature park 200m the other end of my street in my release for Harrison's View at the top of the hill. Re: Land in Doreen, Melbourne? 46Oct 23, 2008 7:58 pm I had a drive around today!
I got confused as to what estate was what, as they all interconnect! but its beautiful isnt it? Nice and peaceful! i love all the parks And I saw the safeway etc too Re: Land in Doreen, Melbourne? 48Oct 23, 2008 10:25 pm tilly wakeboardandy....is your land released, and when will u start building? yes land is titled (2 houses at frame stage already in our street). We will settle the land as soon as we have final costs with builder.. just finalising site costs due to some cut and fill.. Once we have that I can then sign all the finance paperwork and then we just need a building permit and they say they start within 14 days of that.. so depends on how slow whittlesea council are.. if they are quick maybe a dec start.. if they are slow maybe a jan start... Re: Land in Doreen, Melbourne? 50Oct 23, 2008 10:40 pm tilly Does the land developer let u do that?? Not settle on the land until u r happy with the builder's price? No I made the settlement 120 days with delfin, which is dec 8th.. but they have said I can settle earlier if I want. Re: Land in Doreen, Melbourne? 52Oct 24, 2008 9:10 am We've been living in Flaxen Hills road for 2 months now and love it! apart from having to look at that huge grey monstrosity that will one day be Safeway!
Our block is 800sm and we paid just under $160,000 for it but that was nearly 2 years ago now, I expect the blocks have gone up. The road that leads to the shops and school is regularly used by a group of keep fit fanatics (even though the signs say keep out ) who think nothing of shouting to each other at 6am without regard to people who might be sleeping ! Apart from the strange keep fit fanatics we really do love living here, we don't have little uns but there are plenty of parks for those that do. I'll be glad when the waterways have been properly landscaped but there are still lots of nice places to walk or cycle. Thats great news that Yan Yean may one day be a dual carriage way,, its definitely looking a bit worse for wear!! Yeah I thought it would be called Laurimar Primary School but the big State Government sign up on site states it is Doreen North Primary School.. I much prefer Laurimar Primary School so I hope that is right... in fact I wish the suburb was called Laurimar as it sounds a bit nicer than Doreen!!! Re: Land in Doreen, Melbourne? 57Oct 29, 2008 9:12 pm tilly Hi Cleishy, Was the Principal confident of a Term 1 '09 opening??? We drove out to Doreen last Saturday and definately saw the sign saying "Laurimar Primary" too. Hi Tilly Yeah, It is definately open for term 1 09. Enrolled my daughter today. She is in grade 3, I think there are about 14 grade 3's so far. About 45 preps though. Looks like it will be a great school. Are you thinking of sending Kids there? Re: Land in Doreen, Melbourne? 58Oct 29, 2008 9:26 pm Cleishy The principal said they were going to call it Doreen North, but it was put to a vote and Laurimar Primary School won. It's definately Laurimar PS, it is on the logo and school uniform etc... That's great then... much nicer name.. a great asset for the estate... they should remove that sign then saying it is doreen north primary... My son is nearly 10 months old, so it will be a while before I send him there and hopefully there is some more secondary schools in the area before he needs one.. well that is still 12 years or so away for that.. Not much in this responce. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme. Familiarise yourself… 6 5827 Hi All, We have recently purchased a sloping block (3.5m fall building envelope, 6m overall). Just wondering if you know of any good builders that you would recommend for… 0 1752 I do enjoy the drama:-D In his latest two videos he has started bringing security guards to site, I am waiting for the punch on to begin lol 6 45498 |
