It is quite interesting to read why people have choosen which estate. Although we wanted a block of 700m or bigger so not much choice for us left. We seriously thought about buying at Mitchells run in there stage 10 release but got scared of by huge site costs due to the land having a 1 1/2m fill to it. But we are extremely happy with our block of 711m and it will be great to see the next stage of our life been built before our very eyes!! There is a 760m2 block, 20m frontage, opposite park, with no fill. No denying that Laurimar looks nice, but because of the sizes of blocks on offer, and the price they are asking, it is now off our list.
Mitchell's Run is now also off our list ( another story! ) It will now probably be down to either The Ridge or Eminence for us ( Vantage Point is also off the maybe list, as is Cornell's Hill!! ) Choosing land by process of elimination! Just driving back from the school drop off each day in Mill Park can take me 20 minutes sometimes... We are planning on driving to Hurstbridge station and catching the train to the city, then I will catch a bus to Port Melbourne. We both currently tram it into the city so are used to public transport. The train takes about an hour from Hurstbridge to flinders street then its about another 10 mins on a bus for me. All up with waiting for bus it will take me an hour and a half to get to work. If I was to take citylink it would take me about the same, and cost me about $400 extra per month. I don't work in the city and it takes me just over 40mins to get to work in peak traffic.. that is about 33km each way.. city is about the same distance but I'm sure would take about double that due to the traffic. Where I live now takes about 90mins to get to the city in peak traffic so I assume Doreen would be the same. A good thing about the estates in doreen is that you will have quick access to both plenty rd and yan yean rd. My husband works in the CBD as well so we are interested in the commute times as well by train. Someone at his work suggested driving to Watsonia station as it has loads of parking!! Watsonia would be good actually.. only 10-15mins straight down yan yean rd and then it is only 40mins train trip from there. This is the exact trip I will be doing when my house is finally built, but from past experiences the car park is full @ 8am.
