The Collingwood supporters will be happy. Hope that we still may be able to enrol there..our daughter will be in Prep next year, but at another school. I wonder if they will have room for her as a Grade 1 in 2010 if next year they have 45 preps! Must be a lot of young kids around up there!

They are only a stones throw from one another, and will be even closer once the Hazel Glen Dve extension is completed. Both have firm design guidelines, so make sure you check those out. For me it would probably come down to the individual block as I really like both estates, and I think MV is the best of all the new Mernda estates. ie block size, orientation, slope, view, price etc. Sorry to be of no help in your decision!! I looked at both estates.. both seemed to be about the same price which is what probably pushed me to laurimar as it seems to be better value for money. It has a park within 200m of every house... 8 hectares of lakes, 34 hectares of parks... I know MV is also going to have a town centre but I'm not sure how big it is going to be and it hasn't started as far as I can see. With the bridge over the river it will make both the same distance from CBD, as they will just be opposite each other on plenty rd. Both will be similar distance to the proposed mernda town centre to be built on the corner of bridge inn road, both are same distance to the westfield plenty valley... so not really much splits them. At the end of the day once I drove into Laurimar I knew it was the place for me, I didn't get that feeling driving into MV and I went to MV first. plenty big enough for us though.. we currently are in a block of 299m2 so it is a big upgrade for us... we have great parks though closeby so all I wanted in my back yard was room for an alfresco as at the moment we have no outdoor area and I am never outside. We are first home buyers and doing everything for under 330k, being on one wage with my wife on maternity leave this was a big enough jump for me from rent.. although the monthly repayments reducing by about 500 a month before we have even started our repayments have certainly helped.. probably could have bought a bigger house/block now but I guess better to live below you means.. Ive called the MV agent and asked if they'd consider our price range, and if so then we'd look in to it further. i guess that would help as to whether or not we should even be stressing about choices yet! It has the largest average block size in the area, the current stage selling has so much park land nearby and is still only about 1 km to Laurimar Town Centre.

However he's now alright with the area (he actually thinks its good to be away from everyone lol)

Does anyone have any feedback on the estate? h2b is building in MV, as well as Sharee We're building in Hawkstowe, which is a little bit more closer than MV, but we went for a drive to MV and i thought it was really really nice. There were lots of parks there and it just looked like a really lovely place to live. There were 4 identical blocks next to me that went for 155k that were all 400m2 but were rectangle at 12.5x32.. I saved 15k just by going for an odd shaped block due to the fact my builder could customise the design to fit, basically they just set back the garage to fit it in. So if you have a builder in mind that is open to customising their plans then you can save alot of money by going for an odd shape block. In Mitchells Run, you have to have the garage set back 1.5m from the front of the home. There will be some wetlands just south of this block as well. Not much in this responce. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme.
