Browse Forums Building A New House Re: Land in Doreen, Melbourne? 21Oct 21, 2008 9:40 pm I think Laurimer is a lovely Estate and I was totally in love with Mitchells Run earlier this year. Laurimer is going to be set once the shopping centre and school opens. Going to make a huge difference to the families who live there.
We were really upset with the way L*uders (?) handled the selling of the M/Run stage back in March so we decided to look elsewhere. We ended up buying in Mernda Villages and like Laurimer will be set once the shopping centre is completed (hasn't started yet). We have a Catholic Primary school opening in Term 1 2009 and a Christian College opening in 2010 for Prep-12. Also a little bit closer to the Westfields at Sth Morang. I personally think Doreen is a lovely area. We also looked at Vaucluse Estate but they didn't have a block in the size we wanted. I guess it depends on how far you want to travel. Laurimer will have everything at hand and M/Run is pretty much next door. I think the MR covenant requirements are great, it's actually nice to drive through and not see any double storey homes (we are building one though - was a requirement for our block funnily enough!). Laurimar is up there on our list of faves, but at the moment the only blocks we have seen as available are either out of our price range, on a corner or too small. We like the older part closer to Yan Yean RD...too bad we r 10 years too late!
We like Mitchels Run too, but The Ridge, even though it has gr8 views has quite sloping blocks, and they too r getting smaller. Will probably cross Vaucluse off the list - don't really like looking at the power lines! And yes wakeboardandy, pretty sure we were in Laurimar! Saw a big concrete wall - assumed it was the shops. Must have blinked & missed the frame 4 the school - amazing that they r still only at frame stage and yet will be operational for Term 1 next year! Basically, its on the boundary of stage 7 of the Promenade Estate. Tilly as for the school, in my estate we have a similar thing, saying a school will be open for the first term in 2009, looks like its hardly started, inc the fact that some tradies stop work mid december till january makes you think how will they finish it! Cleishy The rules in Mitchells Run are now stricter than Laurimar's which have been relaxed a lot since Delphin taking over. I don't think this is the case now as lots that ajoin laurimar in mitchells run have to follow some of the guidelines from laurimar that mitchells run don't include. I know that they can't have a roller door garage, it must be a panel lift if the lot ajoins Laurimar (as laurimar has it mandatory to have panel lift door). From mitchells run design guidelines: For lots adjacent to Laurimar estate walls, windows and doors must be finished in earthy tones while cement or besser block, synthetic stone and PVC timber products will not be permitted, while roofing must be unglazed terracotta tiles, colourbond or zincalume in approved Laurimar colours. Panel lift and timber panel garage doors must be used on lots adjacent to Laurimar estate. Cost us $172,500.
Eminence has a proposed combined primary/secondary school opening in 2010 -12, and possibly a catholic school as well. There is the massive reserve at the end of it, that connects with the mitchells run wetlands area. I think its great as we have all the convenience of the more "established" estates around without having to pay for it in our land We will be walking distance to the laurimer shops, and the reserve is at the end of our street, as well as the school. But in my opinion it's not Doreen it's Mernda. Don't know why they insist on saying it's Doreen!!!!!! Depends what you mean by much futher north... Laurimar will come out on plenty rd 1.7km north of the bridge inn road round-a-bout. It will join masons rd. Are you sure you were looking at mitchells run? There is one house in Mitchells Run that I have noticed with a roller door. I am definately sure I was in Mitchells Run. My friend in Plenty told me that Vic Roads have acquired some substantial houses along this road, so that can turn it into dual carriages. Not much in this responce. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme.
