Browse Forums Building A New House 1 Mar 25, 2022 2:11 pm Hi there, We've engaged a demolition company to remove utilities at our property. Obviously to demolish the house, they'll need to remove water, electricity, sewer. Gas and NBN disconnection (we did that ourselves) as per the contract arrangement. When the builder moves in to takeover the site, they connected electricity again for their work. Recently, we received a water bill from Sydney Water saying since December 2021 till Mar, we need to pay $371.43 for our water usage (mostly estimated reading). However the house has been demolished since Oct 2021 and the construction only started early this year 2022 so I doubt it'll be that much. I've called Sydney Water, they told me they haven't received any notice for water disconnection? How is that possible? Who is responsible for this? They told me to reach out to either the demolition company or builder to verify the disconnection. I'm not sure if the builder has reconnected any water services later (they might need to) but we are still very early in the construction and haven't even laid down a single brick or concrete yet. So any suggestions on what'll be the next step from here? Can I get Sydney Water to: - Come and read the meter (need to provide access) - Get site manager to take meter reading and we forward to Sydney Water - OR is there even a meter on the site after the demolition? Cheers. Re: How utility disconnection/reconnection work during a KDR 2Mar 25, 2022 2:44 pm Normally you don't disconnect water during KDR unless you are moving the water meter. Even then, construction cannot start until water is connected. Water is required at all stages of construction. The demolition company just - Put a tap fitting to the meter so they can demolish the house. - The builder will reconnect it again to use water for construction. - The water bill is just an estimation based from Sydney Water. If I can get access to the meter reading and share that back to Sydney Water I should be able to get an accurate reading? Venn a significant portion of that bill is going to be sewer connection fees and then a fair bit of water needs to be used during construction, which I am pretty sure under the HIA contract you are responsible for. I just got a big bill for mine and it was vacant for months then demolished. Mainly connection fees and sewer charges You will find that disconnecting water means water is disconnected from the meter to the house for demolition but they would have put a temporary tap on the meter so it can be used during construction. cheers Simeon Architectural Homes & Duplexes - specialising in custom designing homes to your budget Get a Free Onsite Consultation Today or send a PM for information, questions or advice. Re: How utility disconnection/reconnection work during a KDR 5Jun 27, 2022 11:16 pm Hi @ashington Homes reading this post, are we saying, in KDRB, owner will need to pay the bill for the water used by the builder through out the construction. During the build, will the water company read the meter normally every quarter and send the bill or is it like a fixed bill for construction purpose? thank you. Hi newdev Yes the owner will need to pay the water bills. If your meter is left in place ( sometimes it is not) Sydney water will either read the meter if they have access or if they cant get access due to the locked gates then they will give you an estimate which can be adjusted later. Normally, compared to a regular household usage the water used isnt that much, but it depends on your building materials ie if you are using brick then water needs to be used for mixing the water. The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 20070 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 14232 |
