I would suggest get a copy of Standards & Tolerance Guide issued by Fair Trading, have a good read through, understand the viewing positions! and natural light. Go through the home dot them all, then detail them on a list. Send the list to the builder advising these are all the outstanding defects, that you are willing to have an inspection with the builder to walk through and review them all but then you require them to be rectified within 14 days of the inspection or if no inspection 14 day of receipt of this list, otherwise you will lodge a complaint with fair trading and will follow through to NCAT. The other part of your question "What’s the average number of defects noted by others during warranty period?, "How long is a piece of string." I do PC inspections for a number of builders as well as clients, the builders use me as a clean set of eyes and as part of there QA plus they hand my unedited report to the owner after using it as part of the PC walk through. The last one was a high end reno $2.5m, the report was 102 pages, major defects "Zero" minor defects as defined under Standards & Tolerance 300'ish. Please don't get me wrong the quality was very high. The items consisted of paint runs, drips, splatters on hardware, silicon not being tooled off, over runs of paint, plus other stuff. This builder had gone through the house numerous times but after awhile you start not seeing the forest for the trees, hence why he uses me. A defect is not always sloppy or poor workmanship, it can be something that has happened after or wasn't finished and forgotten. That your builder is coming back is good, that's half the battle. And I’m sitting here thinking this can’t just be happening to me so wondered if there are others out there who’ve had a similar experience. as mentioned, understand the guide to standards and tolerances. most of it is favourable,, but some peope with exacting standards can feel let down by some of it. In the end it does sound like the builder cant be bothered fixing stuff. Its at this point that you're eating into their margin. It shouldn't be like that, but often is. Hi Building2021 Unfortunately, defects are a common occurrence in home building in NSW. A 2019 research published by Deakin University and Griffith University highlights 212 building defect reports from NSW, QLD and VIC. You can look into getting a building expert to assess the defects. A builder is required to rectify defects until they’re fixed or until the builder compensates you for their damages. You may contact a specialist construction lawyer who can work with you and a building expert, and assist you in dispute resolution, if it comes to that.
