Browse Forums Building A New House 1 Mar 18, 2022 12:50 pm Happy Friday Everyone I thought it might be interesting, whilst I am stuck at home in isolation to do a quick showcase on one of my favourite client projects that we are working on. As background, our specialty is designing and value engineering homes to client's budgets and sourcing suppliers and trades for western suburb prices which makes us incredibly competitive. Every home is 100% unique from the floor plan to the facade. We fit somewhere between the project home companies and the really high end builders, and in our area this market is huge. Our prices are around 25% cheaper than our high end competitors. A lot of the sites are steep, irregular and often have some type of bushfire affectation. So this home is located in an area where the completed values are in the $4-5million dollar range. The block is a little over 2000 sqm and the client's brief was: 1. A 600 sqm home 2. Must have in law accomodation 3. Must have large areas for entertaining 4. A parents retreat to give them privacy from growing children 5. The site falls to the rear so needs to be a split level with really high ceilings in the living areas What I really love about this home is the size of the parent's retreat and how it is accessed via a bridge and has the pool wrapping around it. There is also a large courtyard in the middle of the home which will be lusciously landscaped and be a central point of focus from the living areas. There is also a movie theatre and prayer room, and we have designed a large bedroom on the ground floor for when the clients are older and can't climb the stairs. Overall, I think this is going to be an amazing gorgeous home. I have uploaded some screenshots of the design. Can you share any cost information? The more detailed the better. Thank you. Hi ECR Thanks for your message. Sorry we don't build outside of Sydney. We only have a small team Cost wise, all of our builds ( for our custom designs) are currently coming in around the $2,800-3,200/sqm, and most of them are bang on $3,000/sqm. This includes everything though from demo to landscaping, you just show up and move in. We have stopped pricing other peoples designs as we were finding that over the last 12 months when we weren't involved early and had input into making the design efficient and guiding the designers on material choices and structure, everything was over $4,000 per meter and most of those jobs were not going ahead. I think only 2 out of about 11 went ahead and built. So, I would suggest trying to find a local builder who can work with you through the design phase and get their building smarts to value engineer the design. At least that way when you get an approved design you know it can be constructed for your budget. If you want to reach out for a chat, feel free to PM me. Builder charged $2250 for this full height frost frameless glass door ILO standard door, always think it's a bit excessive but my wife likes it. they may need additional tile, ocrners etc for it as well. Hey ECR First you need to have data and details Salesman are great at guestimating your house floor plan @$2k per m2 then when you sign its $2K per m2 of glass and tiles variations (humour) If you are looking for cost comparisons for your build here are some tips 1. Find out which software your project was designed in... hopefully it is a complete AEC Bim programme without requiring too many file translation -> problems, otherwise it's PITA to work with 2. Steer well clear of 3D Artists rendering programmes they might give you great presentation images but are useless when you require build data, engineering, answers to questions,etc,etc. 3. Break the build data into 2 stages 1st stage Build to lockup 2nd stage Lockup to finish All Information/data Stage 1 is on the internet, pricing and updating is as simple as a few clicks, if it's designed properly in the right software to start.
