Browse Forums Building A New House 1 Mar 13, 2022 3:12 pm Hi all I have heard that this is the BEST place to do to with the helpful community here. I do need some advice on FSR. We are building our first home and getting conflicting information from different builders. We are trying to maximise our FSR, so checking -in if the staircase is included in the calculation. We are doing a U-shaped design and that seems to take 9sq metres, making our livable areas such as living and dining really tiny. Grateful if anyone can assist with this. Is there any document which spells this out? Also, if you have any knowledge on what is to be excluded in the computation. We will be going through CDC instead of council as CDC has a better FSR compared to the 0.55 with Campbelltown Council. Thank you. I called Parramatta council today and they confused me even more saying, since I am in the part which used to be under Hornsby LEP, I need to check Hornsby DCP, which doesn't have any FSR but GFA Any idea how GFA 430sqm is defined? Does it include 60sqm Granny ? then my Main building getting smaller & smaller on a 900+sqm lot, it's such a shame Re: FSR under CDC 5Jan 31, 2023 11:18 am Hi HA_IP, I'm currently building in the Hornsby Shire under CDC, and yep, the staircase area is included in ground floor space calculations and excluded as a void in the upper level. I too have an existing granny flat on my property and the site coverage calculations for my build had to take the existing granny flat into consideration from a site coverage and GFA perspective. I've got a 1062 sqm block and was able to build a house 384 sqm (<> 41.5 squares) in size. Happy to share the GFA details via private message. I was about to start Granny but now if I deduct 60sqm Granny + 20sqm covered alfresco from 430sqm my Main will be left with only 370sqm or 350sqm? under Hornsby DCP And to maximize my Main Floor area what kind of strategy we can use? like add more Void on upper floor, detach Garage ? I'm looking at pursuing under DA due to being in a Flood planning area and wonder whether the stairs for ground and upper level are excluded from FSR under DA. It really depends on which council you are in as some have different interpretations. Also, just because you are in a flood zone doesnt necessarily mean you cant go CDC, I have two currently in flood zones that we have CDC approval on.
