I'm looking at pursuing under DA due to being in a Flood planning area and wonder whether the stairs for ground and upper level are excluded from FSR under DA. It really depends on which council you are in as some have different interpretations. Also, just because you are in a flood zone doesnt necessarily mean you cant go CDC, I have two currently in flood zones that we have CDC approval on.
