The report highlighted a number of issues which BBH have advised have been addressed. However there is no way to verify this as Tyrrells didn't re-inspect. BBH seem to discourage independent inspections with a $1250 fee per inspection, instead engage Tyrrells themselves for 2 inspections as part of their process. It does raise questions how "independent" and thorough these inspections really are. The fact that Tyrrells did raise issues gives me some comfort however without a re-inspection there is no way to know whether there issues were actually fixed before Gyprock was installed. It'd be helpful to understand what others, have experienced with regards to BBH inspections and build quality. Is anyone planning or did a independent PC inspection or happy to go with BBH's included inspections by Tyrrells ? By not inspecting it's done,it gets the inspection company off the hook completely,it's we picked it up,and if not fixed,well how can we be blamed when we didn't know it's not fixed. I personally would not sign with a company that's so scared of a independent inspection that it penalizes you. Now that you have signed,i still would get minimum 2 more independent inspections as what can and does go wrong by far exceeds the 1250 cost. This is a normal follow up practice. If there are no photos assume its not been done and BBH does not take the Tyrells reports or their own promoted (your home's) quality process seriously. Unfortunately this is common for identified defects that just get covered up, as with most volume builders, your SS will just tell you what you want to hear once the gyprock is fixed.
