But I mention the house size because I feel like it would be wise no matter the builder to budget 10% for unexpected costs in this day and age - left-field site costs, COVID delays, extra rent, materials going up, etc. If you are quoted 570k and are worried that you might go over 600k, then perhaps a smaller build might cost less and alleviate that worry. I don't have any personal experience with Metricon but they do have a bad rep on this forum. As a first-timer too, it's an intimidating endeavor. I imagine especially intimidating as a sole parent -- good luck! It's also exciting and I hope it goes smoothly for you. That could easily get eaten up in site costs on a knockdown, but i whole hartedly agree that if one is worried about going over 600k after being quoted 570k, then sone would be wise to scale back the build to allow more of a buffer. Some of the other "upgrades" that you would need to consider are: - Cooling: I expect the base price includes ducted gas heating, but no cooling. - Flooring: If you're OK with vinyl, then not so much, but if you want timber or engineered timber, could be a bit - Cabinetry: Kitchen pot drawers, bathroom vanity drawers, wardrobe fittings, any other built-in cabinetry around the house.
