Browse Forums Building A New House Re: Floor plan critique 4Feb 21, 2022 2:25 pm ren_ho @jason526 Whoops. Yeah, I uploaded the same floor twice. Updated now. I think this is a good floor plan, especially that separate living space would be nice for your in-laws. There isn't anything I'm unhappy with. Just mind where north direction is so you get good lighting into your "more than a few" living areas. Maybe others here who are more capable are able to comment on some structural improvement. Maybe the stair layout can be improved somehow, maybe a straight stair or facing the hallway? That could give you a nicer WIP, and a simpler layout upstairs. See what other people say. Re: Floor plan critique 5Feb 22, 2022 8:52 am it's hard to make any real valuable critique/feedback of your floorplan without knowing the orientation of the site. Floor plan design isn't just about the layout and arrangement of rooms. Planning to optimise the use of natural light and ventilation and thermal performance will help you make the best decisions and open up opportunities you may not have considered. Re: Floor plan critique 6Feb 22, 2022 1:58 pm is there a way to get an external access door to the in-laws area by possibly swapping around their kitchen and seating area? do you want a gym upstairs? would've thought that would be better placed downstairs with heavy equipment etc. Re: Floor plan critique 7Feb 22, 2022 2:08 pm Thanks for the feedback. We should have external access to the in law area via a sliding door to the pavillion (its not really clear on the diagram). Regarding the gym upstairs - Yeah, we debated that but ultimately decided it was most convenient on the upper floor. We'll be strengthening the frame to support that. Re: Floor plan critique 8Feb 23, 2022 7:45 am As others have pointed out already, critiquing a floor plan without knowing the orientation is very difficult. Which way is north? For example, if north is roughly up on your plans, having beds 1 and 3 against the south wall makes sense, but it means bed 4 is on the north west corner, so it will get quite hot. In that instance I'd rearrange that section to have the bar/rumpus against the north wall, bed 4 on the south wall, and the robe/ensuite on the west wall. That's just an example though. The point is, a good floor plan on one block could be a bad floor plan on another block. Re: Floor plan critique 10Feb 24, 2022 10:49 pm my suggestions includes rotating the stairs and losing the extra void to allow more space for the dining area and easier circulation space upstairs and more comfortable furniture arrangements with a separate entry foyer keeps the parents suite more private and there's one less external door and more counter and storage in the laundry and some modification to the parents' suite and pavillion Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Floor plan critique 11Feb 25, 2022 10:49 am Thanks. That'll give us more space but we're at the limit for floor space area so we can't actually add any. We actually want to keep the void because we feel it opens up the whole house, connecting the top floor to the bottom. Re: Floor plan critique 12Feb 25, 2022 12:28 pm ren_ho Thanks. We actually want to keep the void because we feel it opens up the whole house, connecting the top floor to the bottom. losing the void and rotating the stairs has made the house smaller not bigger and are you aware of the impact of the void on air conditioning and transfer of noise and cooking smells throughout the house and you can open up the void above the stairs and add a roof skylight to improve the open feeling..... i thought the flipped plan initially but bec i want narrow pathway from entry to dining (dont like bend), also cannot fit the… 7 17260 Hi, Seeking volume or semi-custom builder in victoria(east), which have existing double story wide floor plans.
