I was initially told Jan for start, which they revised to June- but my fixed price ends in June, (I had my pretender in mid October, and I pushed really hard to have my tender this side of the year). So we all settled on April, with my demolishing end of Feb. How long did your demloition take? Any recommendations on a company? Also how long has your build taken. I'm exhausted, this wasn't the amazing journey I'd hoped for, I'm also exploring potentially changing builders, but not sure how fast someone else can move and how much rework is required. I already have DAG reports from surveyors, but the architecture I'm guessing will need to be redone. If the builder has started on site you might see a little traction but no reprieve in costs increases For those that haven't. Some builders still think its boom time and business as usual. Best to wait for the economic indicators and forecasted downtown OT If you don't know the difference between paying $3 per brick and $6 per brick on your build you're about to find out. At $3/ brick there will be a mass exodus of workers from the trade, particularly those that came into it to make a quick buck. Build prices for most companies has been sitting anywhere between 17-45k per sqm. Latitude quoted me 33 about a year ago and Mazzei are quoting me 40-45 now. So sitting at 21 seems very reasonable comparatively. Finding another builder with the same price- even if it went up to 23k per sqm seems pretty tough but open to if you know anyone who does design & build for that price? Bigger builders with robust pipeline forecasting are reportedly seeing the writing on the wall. I also agree it's probably prudent to wait for the downturn to see who survives and for the high production and shipping cost goods to be cleared from our shores. Historically ie when demand falls off a cliff, it's quite a risky time to build with builders who expanded too much while offering fixed prices. Just look at Simonds Group (SIO.ASX) recent >50% share price dilutive cash injection to see the havoc being caused. Unfortunately, unlike ASX listed company's its not possible to get financial filings for private builders unless they're over a very high threshold (asset or staff wise). If Simonds Group wasn't publicly listed and or underwritten by a HNW founder it's fate likely would have been very different. We spent close to 2 years in a process with TA.
