We agreed about custom house design/changes, have paid initial deposit, and completed soil testing & land survey - and have received sales quote from the builder. First time building a new house, and still understanding new house journey... and this forum is very helpful - Thanks to everyone. The sales quote from the builder indicating the following additional costs $17,800 as follow: $6,000 : Provide crane, dogman and spotter due to overhead power lines to the front of the building site, for safe delivery of all building materials. $2,000 : Provide traffic management to site as required by builder and local authorities to ensure safe delivery and access during construction. $7,000: Provide overhead powerline protection as per occupational health and safety requirements at the discretion of the relevant authority due to home being located within 6.60 metres of existing overhead powerlines. Includes permit to work application to relevant authority. To be determined upon receipt of pre-site inspection. $2,800: Provide 3 phase power connection up to 12m including upgrade of switchboard and internal sub-board located to Garage in lieu of standard single phase power connection. I asked the builder about these cost, but indicating standard charges for overhead lines. My house is located in Victoria - Melbourne Eastern Suburb (50km road speed, and have normal power lines on street). As our neighbor built new units recently, there is already power connection pit in the ground - just front of our house. Are these powerline related costs are reasonable for building a new house, and next steps/guidance? Please advise me your thoughts/suggestions. The $7k cost really depends on the condition of your permit. I know builders who build houses under powerlines that don't charge this "protection fee". Have not seen crane(s) for heavy equipments for these constructions. It seems these equipments can drive under the electrical power lines.
