Which means the next rain event, your gutters are going to channel the water to the downpipe nozzles, great! The only problem is there aren't any temp downpipes to connect the run-off to the stormwater. Meaning the water will pond against the slab. Looking at the slab height, it looks like a 385mm, so your most likely sitting on a H1 or H2 reactive site. The clay in your soil is going to love the gutter water spilling out on the ground. As your downpipes will be spaced at approx 12m apart you will have localised ponding of water at the downpipe locations. This will cause localised heave to the slab. 2) your image shows a stormwater pipe projecting up from under ground....capped off. The code is quite specific on managing surface water to prevent issues with the slab. I don't ever remember seeing "the stormwater drainage only needs to work when you're ready to hand over" it says surface water will be managed! where am I going with this...your soil report/site classification was based on Normal moisture conditions, and your slab engineer based his slab design on the advise from the geo. Look at the fine print in the last pages of the soil report, it says if abnormal moisture is found on site the geo MUST be notified. Therefore he just got a free pass. Your builder has created a site outside the scope of the soil report. If you have slab movement and show QBCC your photo's, then the subsidence policy will say, to bad so sad the builder needs to fix this he caused it. 3) the wrap, this is not a mandatory inspection by the certifier, he was there at frame and wont be back until completion, so your builder will sign off that it was done compliantly. Mate you have a she'll be right builder! You would have received a copy of the Building Approval documents from the certifier, so you have their contact details. Firstly your phone is your best legal defense, because it is always with you and IT HAS A CAMERA! Take thousands of photo's while building and keep them safe!! you never know what someone can find in the image! Contact the builder, advise him that the works appear not to comply with the code/s, that unless they are addressed you will be forwarding the images to the certifier and QBCC. You should also get a solicitor (someone who knows construction) and issue a notice under the contract for non compliant work. Sorry I've had my rant. Blo ody lazy builder!! I did my plumbing course in NSW, my Builders, Carpenters, Waterproofing, Passive Fire in Qld, my Bushfire in Sydney and my Building Surveyor's in Tas. The same concept and methodology applies all over with sometimes very very minor changes. I thought you were in Qld as there is an Escape Homes on the Gold Coast. My advise get a building inspector/project manager that knows how to read a contract as well as plans (i'm not talking about a tick-a-box inspector) it will cost you $3-$5k and weaponise them to deal with your builder. You will get 10x the value they cost and the builder wont try it on! If you go it alone, be prepared to post here a lot. And yes, go back to the builder in writing (this way he is on notice) and tell them the works don't "appear" to comply, that he is on notice that it must be rectified, unless they can show you were these elements meet the code. good luck We are Expert Consultant's, and we are here to help.
