We have been waiting for our timber frame now for 6 months and yet builder still won't give us any date. They won't say if there is a limit to how long they will wait and what is their alternative. Any advice is appreciated 6 months is a long time. Had the same story but pushed the builder to buy the frames asap. The price of the timer has increased and the availability is limited, however, he can offer to use steel which is similar in pricing. Check your agreement for delay cost and liquidated damages. You should be able to claim at the end of the job. Make sure you keep a record of all events and correspondence. Re: Frame stage 3Jan 27, 2022 1:06 pm Hi, Thanks for the advice. I have been made a villain just for following up closer to their now 4 times revised time-frames. I am aware of the liquidation clause , and will be claiming it. I have been advised against bringing this up by the consumer affairs as it may cause agitation. I will be sure to ask for steel frame in the next comms. Re: Frame stage 5Jan 27, 2022 3:15 pm Spazzen My slab went down in September/October, frames arrived 4-5 weeks after the slab. Thanks for the input. That seems like a reasonable time frame. I have contemplated escalating to their director , which may or may not be a good idea. Any advice is appreciated Our contracts signed end July, site start was supposed to be around Sept sometime, but officially started 29th Oct and was supposed to have slab before Christmas but that never happened either. Framing for slab is supposed to start tomorrow lol (we'll see!) and slab laid the following week (not next week) now due to corona! Anyway, was no rush as no timber, but we received an email today saying they have had timber delivery and one house around the corner from us being built by them has been at slab for 4m now and they have just started frames. More delays due to backlog of frames to do now. We can't take a break!! Apparently our timber was ordered mid July. Re: Frame stage 7Jan 29, 2022 12:27 pm Had a detailed chat with a representative. They are saying they can't give time frame as the supplier won't give it to them. I have asked them to wait another couple of weeks after which they will consider steel frame . Re: Frame stage 9Jan 29, 2022 1:04 pm Just be aware that steel frames while much stronger have no give at all with plaster cracks fairly common as a result and possible loud noises as the steel adjusts to temperature changes,u will get noise from this. Thanks for the advice Mix, they said they will email me what we discussed in next couple of days. The way they are going , I'd be lucky to get even an email let alone an updated contract. Any advice is appreciated Hi Sam011 I am currently tendering frames for 3 homes that we are building, still waiting on a few responses but so far the best lead time I have gotten if I order today is June, so 4 months at the moment aargh! I will hustle and find someone faster, but that seems to be where the industry is at. I still feel like there may be other factors with my builder than just the Timber. But I may completely be wrong. My build basically just kicked off with site cut but will officially start on Feb 17 once my retaining wall is done. They did warm there may possibly by delay on framing and can't give building completion estimate until closer to frame stage. I expect there will be delays, just hoping it not more than a month. Re: Frame stage 15Feb 24, 2022 12:54 pm So just had a chat with my site supervisor. He said frames have been ordered and will be installed a week after my slab. My slab in scheduled around March 12. Things change but for now looks like I won't have a long wait for frames. This is 100% true. You can not hang anything on steel frames. very frustrating 8 4823 Not unless you have managed to put it as a special condition into the contract somehow. 1 6052 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
