North is to the back of the block. Couple of things Im not sure about: 1. Pool is on the east side - which is great as I really detest the western sun in summer. Will it get enough sun though? 2. Would I be able to fit the pool pump/equipment in the open area behind the master bed adjacent to the pool? 3. Do you guys think I need some skylights in the living/dining and alfresco areas? There will be floor to ceiling windows adjacent to the pool, but this is on the eastern side of the house. 4. More on these floor to ceiling windows - do you recommend double glazing them? Pool pump and housing should be able to fit in the space you pointed out - just check the dimensions of the units. But you might want to consider how noisy the pump might be if it's placed right under your bedroom window. Not sure where you're located so can't advise about double glazing the windows. I'd advise you engage and speak to a NatHERS assessor early on to provide input on how to design your house to be as thermally efficient as possible for your part of the world. In terms of lighting into the living dining area - you may not need skylights with your nice high ceilings. However you might want to consider designing the roof/ceiling to add a row of clerestory windows. With your northern aspect that should bring in sufficient light into the heart of the home. I reckon it's about 1 or 2 hours until the pool is fully under shade. If the pool is on the western side, you might get longer hours of sunlight for your pool. In the late afternoon/evening, you would actually be under the shade of your fence/neighbour. So maybe that's something to consider. 2. Pool equipment, no idea. 3. Your living area is facing north, I think you will get plenty of light into your living area throughout the day. I don't see the need for skylights. You could consider reduce the size of roof above your alfresco, only have half alfresco undercover. It feels nicer too, more open at alfresco. It's trendy these days to have half covered outdoor area. 4. It looks like a decent house. You already spend big bucks. Always double glaze. Now a few issues I see with the plan: 1.6 bedrooms? Is that too many? Who needs 6 bedrooms unless you have a huge family. 2. 6 bedrooms and only 2 bathrooms?? Ratio is way out. Not enough bathrooms. 3. Your master bedroom is downstairs but there is only one shared bathroom with another two bedrooms and living area. So your master bedroom doesn't even have an ensuite. This is not right. 4. What's your plan with that huge living area upstairs? It seems wasteful unless you do have like 10 kids. 5. Bed 2 upstairs is too small. 6. Kitchen and pantry arrangement need to be looked at. I personally don't like fridge to be inside pantry. It's inconvenient during cooking. Bring fridge out to where the sink is at now. Put either stovetop or sink to the bench at W7. Have only bench and shelf spaces in the pantry. My advice is to have master bedroom upstairs on the eastern side overlooking your pool if you still want to keep pool on the east side. Please give your master bedroom an ensuite bathroom. For rest of upstairs, you can keep that study and 1 bedroom and 1 bathroom. For downstairs, you can have three bedrooms. Try to have 1 bathroom for these 3 bedrooms, and 1 powder room for living area. So overall. it's a house with 5 bedrooms and 3 bathrooms. To add to this - consider where children and guests will dry off and change before/after swimming. Looks like your only real powder room on the ground floor is in the laundry which is only accessible via the kitchen and scullery - not really ideal. Your master ensuite won't be preferable to be used as a guest/visitor bathroom or powder room, even though it looks like it has a kind of separate entry from your bedroom proper. It's like a city apartment!! At first look I liked the overall layout and structure of the house. Nice narrow block house. After careful look, there are just so many wrong things about this plan. The laundry does have a shower and toilet and a door out into the backyard - so my thought was to get out of the pool and head through the alfresco to shower/dry off instead of go into the main living area or into the main bathroom. 3. 6 bedrooms yes because we are a big family. Living in south west sydney I have my kids and parents living with me so looking for a little bit of separation. I will be downstairs with kids scattered downstairs and upstairs with the folks. 4. I would still have 3 bedrooms downstairs with a shared proper bathroom. Then add a powder room for living area. For upstairs, have a master bedroom with an ensuite. Two other bedrooms with a shared bathroom. Upstairs is where you put study and second living area, so younger generations living upstairs would make more sense, don't you think? (Perhaps make island and sink wall longer with 1400w sliding door? to gain some space? - MB needs to have an Ensuite- Perhaps turn B2 into General bathroom & Bath into Ensuite? - The north sun can't come in your house or can't warm you pool water in Summer. So think about it depending on your climate - (Melbourne?) - I see too many windows/glass openings so hope you are aware of their impact on energy efficiency - If I was you I would remove Window W6 all together for flexiblity in furniture as you have W&, SD1, W9-W12 for plenty of daylight - West sun would only bring heat and energy loos- or just make them 2no.600w - Its no brainer to spend $$ on energy efficiency than $$$ on big glass walls that lookup to neighbor's fence only. - optimise your window sizing to get higher energy rating - your family- environment & your pocket are more imp than the impression Guest get when visiting 3-5 times a year. If possible - add a skylight (Illume) to GF corridor near MB. Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
