I also have a cavity of 400mm between the first and second storeys. I am after ducted refrigerated aircon + gas heating. I have no problem running the ducts down to the first storey from the roof cavity through cavities I have in wardrobes. I also think there's ample space to run ducts in the roof cavity for the second storey. The issue I have is I am not sure where to mount the gas + refrigerated cooling units. In past houses I've built I've had pitched roofs, so ample space to mount these units in the roof cavity. I've rung a few HVAC companies and they all say I'll have to go split systems, but I've seen this type of setup in homes with flat roofs, so there must be a way. Has anyone got any ideas or can point me in the right direction? In your bedrooms you can mount them above the wardrobes and if you have an area like a built in, you can drop the ceiling and mount one in that cavity. A few people I spoke to advised you need a ridiculous amount of space to mount these central units. I have walk in robes that can be used, but unsure of the dimensions / clearances required. Also, unsure how you would access it for maintenance? In my own home ( where I have 1/2 a skillion roof and 1/2 flat roof with 1-2 degree pitch with roughly 250- 350mm of clearance depends on which rooms) I have a combination of cassettes in the kids rooms which I have mounted in above the wardrobes - think hotel room style. For the upstairs rumpus and my bedroom I have a ducted system, I dropped the ceiling in my WIR to 2500mm to accomodate the air handling unit and I have a small manhole in there. Downstairs I have a combination of cassettes and ducted all hidden in various places. It wasnt easy but as you stated with a flat roof you need to think outside the box. My goal was to try and control as many rooms independently as I could. As as example, In my bedroom I have internally maintained the skillion roof, but I decided to mount an 80 inch TV to I boxed the TV in and that allowed me to put a linear vent above the TV and run the ductwork through the wall rather than the ceiling. In my rumpus, also a skillion roof, I have mounted linear vents in the wall as I wasnt able to run ducting through the ceiling. Id be happy to show you if you like.
