We had our first walkthrough on site yesterday and noticed that many of the window frame reveals had cracking. See attached photos. Is this anything to worry about? We checked with supervisor and he said they are MDF and will be repaired at next stage and not to worry about it. Also had a private inspector do prelining inspection and he thought they were pine (not MDF) and said not to worry about it. Inspector said it’s complex to replace now because bricks are done and if replacing will have to replace flashing etc. which according to him is not a good idea to do now. Is this true? Or do builders normally replace reveals after brickwork is done? I don't know if this applies in your case, but the common issue is that builders order the windows too early and they sit in the weather. I told this story a while ago that I was visiting the Wideline Window factory on central coast of NSW and they have a section in their yard of approx 400sqm dedicated to fixing windows that are sent back from building sites. Removing a window and replacing a window flashing is a pretty basic process in building terms and frankly, you need to stand your ground on this one. I strongly disagree with your inspector as even if they are difficult to remove in your case, that shouldn't be an excuse for giving you a substandard product. You are paying for a brand new home not a defective 2nd hand one. Re: Window frame reveal cracked at prelining stage 9Dec 17, 2021 1:45 pm second everything that Simeon said, MDF reveals are a bad idea IMHO, I’m no expert but people put glasses of water down in humid weather on the window sill and condensation in cold climates can cause them to swell as the aluminium frame will condense. They can be patched now but not fixed like new. Pine is better. I’d insist on fixing them. How much roughly does a custom builder charge plaster reveal for windows for new houses. Alternatively, how much would it cost to get architrave removed and plasters… 0 7847 I've gone for pre-fab walls.
