I'm keeping a brief timeline to highlight some significant stages. My architect/draft person managed the required documents to supply the building permit. He just sent/forwarded me the quotes and invoices for soil test, structural engineering, energy rating, landscape design required for developer approval, water-related documents e.g. sewer info & LPOD, and council-related documents e.g. planning permit, property info & levy.

The notice is that they are not starting any new builds for the rest of the year due to covid delays and delays on material shortages. They said it will be a Q1 2022 start, here's hoping as I'm starting to get frustrated, but understand the pressure the industry is in. Not 100% sure of the height and length of it now as I didn't have my tape measure. I spoke to the site supervisor who advised most have been fixed now and rest to be fixed on the day of the pour. Also, because I have engaged an independent inspector, my builder has a clause in the contract that the build time is extended by 2 weeks for every stage I hire an independent inspector. So I will be have an 8 week extension notice added to my build. It sucks, but I'd rather have the inspections done and better house over moving in sooner. Roof is booked to start next week but there is a delay on windows (ETA late April - early May). It's amazing seeing this all progress, just a couple of months ago it was a patch of grass!
