From what i understand, price is pretty much standard market rates at about $600 each stage (for our home size). Trying to decide if i want to go all in , or select only some stages. We are building with King Homes. Iam trying to figure out if there is any other stages needed or if the quoted scope of works is sufficient. For those who are way more experienced in this area, i would love your input/thoughts on the below? Thanks in advance. Pre-slab Inspection: • Checking dimensions of the slab; • effective cover of formwork; • plumbing penetrations in the right position and configuration; • termite collars are in place; • Appropriate vapour barrier has been used installation of electrical reinforcement ground and conduit. Frame Inspection: (Approx 3-4 weeks from Pre-Slab inspection date) • Checking dimensions of room sizes; • Walls are square, plumb (vertical Straightness), straight etc; • Check framing components are the correct size and in the right places; • Frames are secured correctly with full support from slab; • Checking of roof framing from below as aerial using a drone; • General compliance in accordance with Australian Standards. Pre-lining Inspection (Approx 8-10 weeks from Frame Inspection) • Checking Previously identified framing defects have been rectified; • Checking all services are installed in the correct places and appropriately fixed to avoid functionality issues later on; • Checking of brickwork for a number of items that are often poorly completed; • Aerial inspection of roof coverings using a drone & confirming gutter, down pipes etc are professionally installed and without damage; • Rechecking of windows and doors for damage and fit; • Checking the frame straighten has been complete and is ready to accept insulation and linings. Lock-up Inspection: (Approx 2-3 weeks from Pre-Lining) • Checking plaster installation and finish; • Review of finishing carpentry items such as doors, skirting architraves, this is completed before the first coat of paint goes on; • Checking waterproofing of all internal and external wet areas for compliance with Australian Standards and quality workmanship with proper coverage. Practical Completion Inspection: (Approx 6-8 weeks from Lock Up) • Thorough check of all visible construction elements; • Review previously identified defective items if able to be seen; • Detailed assessment of final finishes and fixtures including bathrooms, kitchen, floor coverings, fixtures and fittings; • Review and mark up using tape of paint finish; • Inspection for scratches to glazing; • Roof Space inspection to ensure roof insulation has been acceptably re-laid after being disturbed throughout the works and ensure all A/C ducting has been properly connected. • Aerial inspection of roof coverings using a drone & confirming gutter, down pipes etc are professionally installed and without damage Your list is woefully inadequate Who will check your site drainage and relationship of slab levels in relation to ground? Unfortunately i wont be using them as they will not allow me to be on site at the time of inspection. Re: Building inspection stages 6Dec 10, 2021 9:36 am Apparently their concerns are: 1) Insurance coverage for any incidents on site with me being there (imho this is a builders concern. Remembering I cannot be on site without the builder to begin with). 2) apparently The inspection will from 1 hour to 2+ hours with a me being there asking questions. It's one of the last things you want to deal with after moving into your new house. When looking at the home, ask about its sewage system. If the home has a septic tank, find out where it is, its size, the location of the lines running to it and the most recent service date.
