Have been told that in-demand builders won’t respond to a tenders - but work on a paid quotation basis with architects they have a relationship with. 2. Our architect worked with a known builder for a preliminary cost and ti has come back double what the architect was expecting. Has anyone experienced this and where do we go from here? Pay more builders for quotations? Wait until back log of demand is built and prices become more reasonable? Fundamentally change our design/plans? At double the expected price small tweaks won’t do it. Other ideas? At this point in time it would be more far more cost effective to buy an existing property than to build. Unfortunately, Builders aren't offering free sketch and quotes to prospective home owners any longer They now want to see a fee or deposit upfront. I'm guessing they are tired of clients walking out with $ticker $hock . Sunshine01 2. How much did you pay for the design/ 3D renderings also Architects /designers aren't renowned for getting the pricing budget close, next time you might consider a performance clause. Best to get you own survey, geotech, prelim design/engineering with data, quants, estimates.etc Then get 3 builders to quote, if they aren't interested then they aren't for you. The salesman, architect and QS are none the wiser..telling you to accept it BTW did the builder tell you why the price is double the estimate? I didnt see anything in the post anywhere that suggested that, did you? I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
