What are the distances to the east/north/west boundaries? Can you swap the garage to the west or are you restricted by the crossover? How many people in the household? I would make sure you don't have a fixed roof over the northern face as this is gold in the winter time to get sun in. Maybe think about retractable shades/roof? Also Grange would get nice cooling southwest breezes in summer evenings so maybe think about the layout that would encourage those breezes to come through and flush the house out. https://www.yourhome.gov.au/passive-design In terms of your layout, I like the kitchen/lounge/dining and the separation of the kids area from the master. I would personally forgo the living 2 and make the kids area bigger (that then being the second living). In my experience studies aren't nice when combined with another area so I would design a dedicated study nook/space. Depends who is using it as well. Kids rooms can fit a desk so if it's for adults working from home, maybe it shouldn't be near the kids area? Bed 4 is bounded by bathrooms - maybe not the nicest hearing toilets and showers often? Could shift to where living 2 is? Also, I don't love pokey rooms, but I feel some of your rooms could be tightened a bit? This could make a bigger eastern courtyard and maybe more outdoor area for the kids. E.g. I hate 3x3 bedrooms, but 3.5x3.5 (not including robes) for kids is sufficient imo as they have smaller beds and can push them into corners. I would also size up dining and living furniture that you like and see how it fits into the open plan area. That's a large area and you may not need it. Looks like you have a reasonable sized block and an ideal orientation. Should make for a lovely house! All your bedrooms are currently situated on the western side of the house and so potentially exposed to direct hot afternoon sun (unless you have sufficient shading next door). In summer that could make the bedrooms very uncomfortable and will require a lot more energy and active energy to cool down in the evenings. Not sure if it's possible on your lot, but it might be worth considering flipping the layout so the bedrooms are on the East side. Try to minimise glazing on the west. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ adding standard brick walls and using your dimensions the plan would be bigger (external walls add about 12 sqm) so we need the width and length of the block and location of any easements (and can the driveway be swapped to the other side) so we can work out where to make changes to fit but the kid's rooms look too big at the expense of the master suite and kitchen and you haven't included an alfresco or front porch Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Pick my plan to pieces pretty please! 5Nov 06, 2021 9:18 pm Thank you for your great feedback. Yes I have thought about flipping the block so the bedrooms are east but I was concerned about having the courtyard west facing as it'll be direct afternoon sun into the kitchen. There are 2 adults and 2 children in our household and I work from home half of the week. I plan to use bed 4 as an office or guest room. I really appreciate your thoughts on the alfresco. I'm at a loss where to put it as I would really hate to cover the northern sun into the rear living area. I was toying with the idea of putting a free-standing alfresco in the back south west corner of the block. The entry hall is quite wide so I'll see if I can add windows adjacent front door to allow southern breezes to cool the house down. Re: Pick my plan to pieces pretty please! 6Nov 06, 2021 9:25 pm I actually want to bring the west side of the house forward by 0.5m so it's offset from the garage. (Not one straight line). I also want a verandah across the fromlnt of the house. I wanted to put the extra 0.5m we gain into the ensuite. I have 11 metres from back of house to back fence. And I've allowed 1.5m around the side perimeters. No easements. Yes driveway can be swapped. I was hoping to absorb the brick thickness into the house plan.... for example the hallway is currently 2m wide which is way too wide but in reality once I allow brick thickness it will reduce to a 'normal' size. I agree that the kitchen looks small in comparison to the other rooms. The island is 1.5 m x 2.5m. I could reduce the size of the pantry/larder area to make the kitchen bigger. Or extend the kitchen into the dining area? Re: Pick my plan to pieces pretty please! 7Nov 06, 2021 10:05 pm I disagree with some of the other comments. I remember being a kid, small bedrooms suck, and to be honest kids spend more time in their bedrooms than the parents are likely to do, if you can afford the space its worth having a larger space for them. I'd add a door from the garage to the backyard, makes it easier to get things in. I'd also either flip the ensuite/wir to the rear wall or move the door to the bedroom up. That would allow you to get rid of the 'entrance' section of the room and make a larger WIR, the current setup its dead space in my opinion. If you want to increase the kitchen i'd consider getting rid of the WIL, shifting the pantry down and using the current pantry space for the kitchen. You've got a reasonably sized laundry already, you can probably get away with the storage space in there. Also FYI you mentioned the island is 1.5*2.5m just be aware that exceeds standard benchtop sizes for quite a few options such as caesarstone or laminex so it might have joints or cost extra for oversized slabs depending on what you use for the top.
