Browse Forums Building A New House Re: Time for DA Hornsby? 2Oct 27, 2021 1:37 pm Natalie3 How long is the current wait for DA approval in Hornsby shire? I hear it can be as fast as 6 weeks? Natalie3 Allow 4-6 months at the moment, possibly longer. As of the 1st July 2021 all DA's are now lodged through the NSW planning portal for a pre assessment by planning before the DA is issued to council. This is taking around 4 months on its own at the moment. We just had a fully complying DA that we lodged on July 2nd finally accepted by Ku-ring-Gai council on Monday. Re: Time for DA Hornsby? 3Nov 11, 2021 1:48 pm Pre-assessment took two days..came back wanting geologist report/assessment because slope more than 20o in some parts and an arboricultural report because building within 10 meters of a tree…currently waiting for these reports to be compiled and then re-lodge (hopefully early next week) Re: Time for DA Hornsby? 4Mar 31, 2022 11:26 pm Update..after having our notification period re-set ( council didn’t send us a sign to display so we had to restart from 22 December..) long story short we lodged 17 November and got DA approval a short while ago..now back to builder for updated tender and construction certificate. Only had 1 objection from a neighbor worried about construction noise, soil contamination by machinery (weeds and fungal pathogens? )… and removal of trees (which weren’t even earmarked for removal in the DA)..didn’t have to make any changes to the design so we good to go. Any idea as to how long it takes for construction certificate? Re: Time for DA Hornsby? 5Apr 07, 2022 10:24 am Hi Natalie, Thank you for starting this thread as we will be submitting application very soon to the same council. Can you please let me know the lessons learnt during the process so that it can be fast-tracked if possible. I will be also following your timeline for the CC. TIA. Is your application includes the Demolition of the house? if Yes, can we use the time in between approvals and CC for the knock-down process and keep the site ready for the builder. I think it adds up another month in disconnecting services and demolition. Re: Time for DA Hornsby? 6Apr 07, 2022 12:29 pm Hi there. Nope, the DA was for a vacant piece of land, no demolition needed. We tried to make sure everything was submitted, but council asked for further information, the likes of which apparently are usually only needed when you apply for CC. So we submitted those on 14 February. There was a 6 week loss because of the notification period being reset and then that falling over the Christmas period. So far I can say 1) make sure you do everything for notifications ie understand who supplies what and follow up! The oversight by council to send us the public DA sign delayed approval by 6 weeks! 2) be ready to supply as much info as possible. We lost another two weeks because council requested engineers design for driveway which took two weeks to get from engineer. 3) use approval time to decide on finishings and fittings. Re: Time for DA Hornsby? 7Apr 07, 2022 1:08 pm Thank you Natalie - certainly helps! we will try our best. Re: Time for DA Hornsby? 8Apr 07, 2022 4:34 pm Whoever the certifier is should give you a list of requirements for your CC. It is then up to you to provide all these. Sometimes there can be a lag to get all this documentation because of how busy third party consultants are. Stewie Re: Time for DA Hornsby? 9Apr 07, 2022 6:44 pm Yup, certifier gave us the list for the CC, there was also a list for the DA application (which council proves and then checks in the pre-lodgement assessment)which we completed but then a few weeks down the line the council asked for further info which consisted of some items not on the DA list. I’m curious about how you went with this. We are planning a KDRB and considering Plantation Homes as a builder.
