But I have found that it really depends on your design and whatever agreement your builder has in place with their suppliers ie we have been told by a couple of timber merchants that they will only sell to high volume buyers. Anyway, get your preferred builder to send your plans to a few carpenters and some steel suppliers so you can compare accurately. Our builder has stated that the cost of timber is excessive right now. This is not a unique response. We've been given the same information from flooring specialists and another carpenter. We're really worried about the cost blowing out because of the timber supply issues. In fact, our adjoining neighbour has ended up milling his own timber for his build (he has a acreage in regional NSW). We're just trying to get an idea of what's going to be the most cost effective. Steel was not our preference but the cost inflation of timber is concerning. Cheers. Timber 90x45mm F5 frames cut on site with a 19mm yellowtongue floor - 12 months ago we were paying around $125/sqm on average, now around $240-250/sqm ( when you can find the timber 2. Steel - Depending on the design and the company we are getting prices as low as $155/sqm up to $210/sqm. If I were you, I would get my builder to send you plans to a company such as GNL and get them to price the supply and installation of Truecore frames. I used to be like you, madly in love with timber, but now that we have been forced to look into steel, I personally feel that steel has so many advantages and I dont think we will be going back to timber any time soon.
