Browse Forums Building A New House 1 Oct 22, 2021 3:27 pm Hi, I am building a house with a builder (Northwest Sydney) and they came with a $21000 variation (mostly for thermal) which includes a lot of insulation and double glazing of windows to achieve BASIX requirements. I asked them to find another way and they said the only way to bring this about $11000 is to replace double glazing with installing ceiling fans in all bedrooms and children activity area (by our own cost). Since we really hate ceiling fans, can we install used ceiling fans to get the occupancy certificate and take them afterwards? If we want to do it, what should we be aware of? Re: Occupancy Certificate Requirement after Moving in 2Oct 22, 2021 5:13 pm New construction has to meet minimum standards to comply with energy efficiency guidelines, I thought. If the above is the case, I doubt if ceiling fans would meet the requirements. Have you thought about window film instead of double glazing the windows? Would be cheaper, if it is considered compliant to any guidelines. You have been discussing things with the builder. Have you thought about communicating with the building surveyor? They are the ones who issue the certificate of occupancy. They are the ones who issue the certificate of occupancy. We are building with a very big builder and one downside is that communication is very limited and they use a lot of third parties. We were told that ceiling fans will resolve this so my question is that if there will be any problem if we take them out after the OC? Achieving BASIX can be done several ways, and there are often cheaper solutions. Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. For the fans, they don't cost much the only concern is if we can do it or not? Will anyone care what we do after OC? Re: Occupancy Certificate Requirement after Moving in 8Oct 27, 2021 6:48 pm Just a couple of obvious things Your proposal of fake compliance is based on dishonesty, is that really what you want to do? If someone snitches on you or when your house is for sale, purchaser's inspector may pick it up fake compliance and you may have expensive problems. As pre purchase inspector I always ask to see approved building permit plans where available. The right thing is to do is to pay a proper price for what you want and then you have nothing to fear.
