Can I please get some feedback, especially anyone who is a builder/designer/architect to provide some constructive feedback about our plans and what you think about them and would potentially change, also let me know if you see any big issues with these plans. We are going for the more open plan living look, but if you have any suggestions please let me know before it's too late and we submit to council soon. Thank you! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Share Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Share to make specific suggestions we need dimensions, direction of north and any views but first reaction is to wonder why the mudroom is separate from adjoining hall and that uses space better used in the dining area which feels too cramped, the odd location of the fridge outside of the kitchen, the entry and powder room are both much too big at the expense of extra space that could be included in the media room.. upstairs needs a hall wall to make more wall space for the leisure room and the linen uses wall space needed in the leisure room, if the WIR was swopped with the ENS there would be more storage wall and i wonder if reversing the stairs would allow for under stair storage from the powder room side and keep pathways through the upstairs leisure room and entry to bed 4 in a better location ..adding the dimensions would allow me to redraw the plans to include these suggestions Reply Reply Like Share More 10 May 2021 38 NSW Junior Member Re: Custom Build Floor Plans - Please Review! 3Oct 20, 2021 9:12 pm I have uploaded the PDF file (with dimensions) of the plans here where you can download it - https://ufile.io/fptjbovn Thank you @oklouisde for your reply - I appreciate the constructive feedback. My thought process for the reasoning behind your questions is as below (let me know if you would still change it). 1. Direction of North is outwards from Alfresco (so the sun from north would shine in directly towards the alfresco and into kitchen/dining area I believe. 2. No special views as such, other than the LOT being a corner block (500m2) with a primary and secondary street, and then houses across the road. 3. Where the Mudroom is now there originally was the staircase here, however we moved the staircase to the outside of the home along side the secondary street as it's the major feature of the home (french wrought iron and timber treads + chandelier) with a large window showcasing it from the streetscape. So we then used that dead space into what is now the current Mudroom and closed it off from the hallway near garage/laundry with a door to hide what's in there such as the secondary refrigerator and storage 4. Originally the main kitchen fridge was hidden inside the pantry, however I moved it outside so that it is easier to access rather than going back and forth from inside the pantry. Thinking about it now would it be more practical to place it back into the pantry given its pretty much in the dining area now, or is it OK to keep it where it is now? I really do not know where else I can place it where it is practically easy to access in the pantry without it being too cramped in there when opening the fridge doors - its quite narrow in the pantry walkway... plus I intend to put a very large double door high-end French style fridge! 5. Entry way is wide which is what we wanted for a grand entryway with wrought iron feature front door, theatre room will be used mostly as a quiet room / library rather than an actual theatre room. 6. Powder room was initially smaller but we made it much bigger as we want it to be decent sized for a feature, what do you think of the layout of it? we don't like the fact there is an openable awning style window in the shower that is 2100 high x 900 wide, but we were told it will be fine and its the only way to maximise the room size and allow good sunlight without being cramped if we were to move the shower sideway instead... would you change the layout at all? 7. Is there a lot of dead space in the upstairs leisure room? we wanted the open feel space to put lounges and furniture as needed rather than say for instance creating a study nook as we don't like that idea. where else can you put the upstairs linen without affecting room sizes? 8. If we swap WIR with ENS wouldn't it be more revealed to the front facade streetscape and problem for privacy (I don't intend on putting opaque glass in ENS as it will ruin the façade - instead I will put blinds/curtains/shutters. 9. Staircase is intended to have a extended bottom treads that kick out and curve to show off the wrought iron - if we reverse the staircase entry then you wont see this from the entryway downstairs when you first enter the home - and also to showcase the staircase void on the entry side. Overall do you think room size dimensions are OK (they are excluding wardrobes), and what about the square set opening at the entryway before the staircase begins to add more detail and wainscoting. We wanted an open plan home without too many narrow walkways/hallways to maximise light and space as we hate cramped homes. Do you think the overall size of home is good and in proportion? Please let me know what you think of my replies to your feedback and if you would still change anything? the rooms sizes and proportions are mostly excellent apart from a few minor variations to consider 1. steal a small space off the entry to make the garage wider (easier to have two cars with open doors and a little space for garden tool storage) 2. the powder room is still very generous at 1800 but reversing the location of fixtures adds more privacy and avoids the noise of the toilet backing onto the theatre room (and i would also soundproof the walls) 3. extra length for the theatre room makes a better shape for furniture and for potentially using the space as a guest room 4. no changes to opening between entry and dining, stairwell or living area 5. rearranging the mudroom makes access easier and the extra fridge can fit in the pantry 6. stealing space off the laundry to make the pantry more comfortable to stand and work in 7 the laundry chute opens directly into the laundry from upstairs 8. pantry is wider and don't understand the narrow space outside the pantry?? 9. easy access location for big fridge and stacked wall oven and microwave 10. with double your sink in the island why not have a DW in the island for easier access? 11. consider a double wide opening for the pantry? 12. i've added a wrap around counter with wall shelves and storage for dinnerware, glasses etc for the bar (opt under bench wine fridge and a tiny sink??) and the other side makes space for a set down space and charging station 13. no changes to the alfresco although double stacking doors might open up easier to access from dining and kitchen to outside and keep in mind times when you don't need to open up the whole space?? 14. upstairs has a small hallway to separate beds 2 and 3 with a new location for the linen and laundry chute 15. all the minor bedrooms are the same size although bed 4 has the entry relocated away from the top of the stairs and extra storage in the bedroom for a home office and/or hobby room and the alcove in the leisure room makes space for books, music, TV games, toys etc 16. the family bathroom now has a separate toilet, bath and vanity which is much better for sharing and anyone using the bath doesn't need to be interrupted by someone needing a toilet etc 17. the leisure room now has more wall space for furniture 18. the entry to the master is more dramatic and the open doors won't restrict movement 19. entry to WIR is better located to omit the extra door to the ens 20. the toilet is at the dry end of the ens so that you don't have to walk through a wet floor near the shower. minor discrepancies can be blamed on my vintage CAD program as i didn't attempt to change any external walls Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Share Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Share Reply Reply Like Share More 10 May 2021 38 NSW Junior Member Re: Custom Build Floor Plans - Please Review! 5Oct 21, 2021 5:24 pm Thank you so much, I am loving some of the changes you have made!
