We are undertaking a knock down rebuild of our current home in Milperra under Canterbury Bankstown council. Our block is 15.24M Width by 36.91M Length. We are currently exploring with a number of builders and as part of planning we've provided site survey plans. Looking for advise specifically our maximum FSR with consideration of an easement that runs along the north boundary fence (right side boundary). I've checked with the Council town planner and they have confirmed that as long as we are not building over the easement, we can build up to it. Questions 1. What will be our approximate maximum FSR based on a a 4 Bedroom/ 2.5 Bath/ 1 Garage Duplex construction? 2. Will the easement create any issues for us to consider? 3. As part of our design plans with our short listed builders, the FSR is the calculation of all living spaces? That includes sitting area, theatre rooms, wet rooms? You should probably be looking at GFA rather than FSR as FSR excludes garage, storage alfresco etc. My best guess is you will be looking at a GFA of between 200-220 per dwelling provided your designer does a good job. 2. Will the easement create any issues for us to consider? It will make the frontages slightly narrower. But I think you will be fine as it's only 1220mm wide. 3. The FSR is the floor space ratio for the site which for your site is 0.5:1. This means that based on the lot size you can have a gross floor area (GFA) of 50% of the site area. Your plans show the site has a site area of 562.5sqm which means the maximum GFA for any development on site is 281.25sqm (50% of site area). This GFA relates to the whole site so each duplex can have a GFA of 140.625 sqm. FSR of 0.5 : 1 ), and based on this, a duplex can have a GFA of 140+ sqm , would this 140+ sqm be the "envelope", meaning you can build 2 x floors of 140+ sqm, or is it 2 x floors of 70 sqm each? (and hypothetically : 3 x floors of 47 sqm , 4 x floors of 32.5 sqm , etc. ) Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 10791 I'm a newbie.
