Pictures of a few bits of material scatterd strategically over the part of the site surface does not validate the demolition company's $22K 'quote'. This is probably the common hidden asbestos confidence trick, it goes something like this; first you trust them, they 'find' the asbestos, send you some photos, ask you to agree pay up, then they put you under time pressure, then offer you their 'solution' process to 'save' you money, and if you don't cave in they hold you to ransom for the clearance certificate, and escalate pressure from there. You can allways get independent professional or regulatory authority advice, as well as the clearance certificate. Keep a very close eye on your site. Its worth having a good look at the surface soil after last nights rain. During the process they team found out large amount of asbestos underneath the ground. We were initially quoted $13596 for 20 tonnes of soil contamination including labor fees. ($430 per metric tonne, the rest labor fees). However the next day after some work, they gave us a new quote saying it'll be $22271 because there are more. There's no way we could tell whether how legit that is based on photos and we are kind of "hold hostage" of the situation given we can't delay their progress. So we can only say yes to whatever $ or information they said. Can anyone let us know how you dealt with this? We've tried to ask our previous solicitor (who helped with house contract) and the council, it seems that it's hard to get compensation from the previous owner as you can't tell who actually bury those asbestos. It's a very old house. Often, the Builder will supply soil tests and tip dockets. If not, then you should consider requiring this from the Builder to evidence the purported extra costs. If you’re in NSW, perhaps you can check with the Building Inspector from the Office of Fair Trading and have him take a look at the premises. Great practical advice offered. My only concern is that I have seen faked tipping dockets. Unfortunately it is a pretty common practice in this this industry so i don't believe you can rely on them. I was talking to a colleague around an hour ago who was was demolishing his own house ( previously an old fibro shack), got the clearance certificate and then when he was excavating footings found a bunch of buried asbestos. Now you can't prove that the company who did the demo has sneakily buried it, but let's be honest. These fibro homes were mainly kit homes sold for 100 pounds after the war. There would not have been any asbestos buried in the ground during construction surely. I actually have my own story but on a larger scale. Anyone from The north shore will know the old ABC site at Gore Hill ( next to Artarmon), we let the demo contract, and the buildings which dated from the 1940's were full of asbestos. I dropped into the site one Sunday to find trucks bringing loads of asbestos and other material coming into the site and dumping them. I took a bunch of happy snaps ( was 2008 so phone technology not great) but we managed to take action and enforce a full clean up. It's an industry that needs fixing Anyway, that's my Thursday afternoon rant out of the way I look forward to your next post. Re: Asbestos found in ground during demolition 9Nov 08, 2021 7:12 am My site observation: Around 20 October the pink spray painted 'asbestos contamination' area was covered with black plastic sheets and the demolition company's advertising sign was removed from the temporary fence. Around 3 November the plastic sheets and pink material was removed and the site looks fully cleared. We paid about $33K to them for 70% work completed with some the lingering mess. We ended up getting a quote from another demolition company for a fixed price and they just finish with the job last Friday. Just looking at the report, we've about 150sqm2 contaminated soil that needs to be removed. So that's quite a bit. Overall for the demo job, it isn't cheap but we just have to go with it. If I add up all those numbers in tonnage, it's about 170 tons of soil in total. The demo company says, the soil is contaminated and they have to dispose all of the soil as contaminated soil and they can't estimate how many tones it would be. I am considering getting an assessor the demo company is standing down the workers and invoicing me for the work done so far. Do I need to find out if it is really asbestos and disposing the whole soil as contaminated soil the only solution? Could someone please advise, what to do in such situation urgently? Contact the EPA ASAP for advice and consider commissioning your own expert inspection and advice before agreeing to anything with the demolition company. Dont pay them anything yet, or be bluffed or pressured by them until you have the facts. Be cautious about how "honest, nice and transparent" they themselves, and others online, might promote them to be. I just have a vague memory of something happening in Canberra, about 10 - 12 years ago, where houses that were found to contained asbestos (in house? or land?), were fenced off, and declared to be "unsafe" and the government took over the houses (i think they compensated the owners for it), but the owners had not say over this, and were forced to hand over to the government for 'remediation works'. I'll see if I can find the article about this...
