Tomorrow we start external drainage with the goal of starting brickwork next week. I have a question, my builder told me that we need to pay the demolition in full before they issue the site clearance certificate? Is that true? Should we keep some money say 20% and pay the balance when we receive the site clearance certificate? Thank you! Worst case you don't get your certificate, you can get one done independently. They aren't expensive probably under $1000. Do you mind if I ask what company you used? Our footings and slab (internal, on ground) are both 20 MPa, but the standard notes have slab suspended slab - internal as 32 MPa and have external slab on ground and suspended slab as 40 MPa. Our footings and slab (internal, on ground) are both 20 MPa, but the standard notes have slab suspended slab - internal as 32 MPa and have external slab on ground and suspended slab as 40 MPa. Hi Budapest 20 mpa was specified by our engineer, but as we have to give a 6 year warranty on structure and 32 mpa is only a little more expensive we often go with the higher strength. Got to site 7am, had a very cranky concrete pump driver who wasnt happy with site access and decided to pack up and leave. Had 6 boys hanging around and 7 concrete trucks ordered so we had to make some calls and managed to find another pump, so all good. Thursday the bricklayers are back to do the partiwall, 7500 bricks then frames. Here are some photos. Thanks The rain just hit, and it's coming in sideways and I am cringing with every rain drop that hits my roof! We have the party wall up and now just waiting on the frames. That has been a bit of a saga as my design is rather complex and there has been a lot of conflict between the structurals and the framing. If you are building out of timber you can easily resolve these issues onsite, but with steel you need to have your drawings 100% perfect. Anyway, hopefully that is all resolved now and we get our frames late this week. About 3 weeks behind program. I have been tempted to switch back to timber but timber is $45,000 more expensive. We've just finished the frame stage ourselves and we churned through screws like there is no tomorrow. Some areas also require Series 500 Screws (about 20c each). We are also surprised with the amount of timbers still required for bracing, noggins, trimmers, etc.. We have let the package as a full supply and install including structural steel so it will be interesting to see how it goes and how much extra we need to do. Apparently delivery late next week. I am using a company called GNL as they were one of the only companies I could find who offered the installation service as well. I shall post an update when they arrive! Re: Building & Developing A Duplex In North Ryde 138Jun 23, 2022 1:36 pm Hi Everyone Just got some great news, my steel frames are being installed tomorrow! The lower frames and most of the structural steel came yesterday, took us 3 hours to unload the truck. It's quite interesting as they deliver everything as a package including flooring, screws, bolts and glue. I was also excited as they delivered red tongue flooring instead of yellow tongue. Very keen to see how that feels to walk on. Anyhow, I will be there from 7am if anyone wants to drop in and see how the process works you are more than welcome ( address is 95 Parklands Road North Ryde) Will post a video as well. I've been in some homes that had yellow tongue sheets and as you walk you almost bounce.
